Acquired by Deschutes County.
ORDER NO. 88-040
WHEREAS, Deschutes County has acquired title to certain
industrial property; and
WHEREAS, the real property is no longer in use for County
purposes; and
WHEREAS, ORS 275.318 authorizes the sale of land located in
an area zoned for industrial use; and
WHEREAS, ORS 271.530(3)(a) authorizes the sale of such
industrial property to be by private or public sale; and
WHEREAS, it appears that it is in the best interests of the
County to sell the real property described in Exhibit "A",
attached hereto and by this reference incorporated herein, and
that the minimum price set forth after the description of each
parcel, be the minimum price for any said sale; and
WHEREAS, the proceeds of such sale shall be deposited in the
Industrial Development Revolving Fund of the County; now, there-
fore,
THE BOARD OF COUNTY COMMISSIONERS OF DESCHUTES COUNTY,
OREGON, ORDER as follows:
Section 1. That the Director of Administrative Services
hereby is authorized and directed to offer for sale the property
described in Exhibit NA", attached hereto an by this reference
incorporated herein, on the terms set forth therein, to the
highest and best bidders for cash or upon terms, but for not less
than the minimum price hereby fixed.
Section 2. That the proceeds of such sale shall be depos-
ited in the Industrial Development Revolving Fund.

PUBLIC NOTICE
DESCHUTES COUNTY IS ACCEPTING SEALED BIDS FOR THE SALE OF CERTAIN
COUNTY -OWNED REAL PROPERTY.
Property Description
The real property is known as the Deschutes County "old" shop
property located at the intersection of E. First Street and
Olney Avenue, Bend, Oregon. This property is identified as
Deschutes County Assessor's Tax Map 17-12-32AA, Tax Lots 2100,
2200, Parcel 1; 2300, Parcel 2; 2400, Parcel 3; and 2900 and
3000, Parcel 4. The property consists of four parcels with
buildings, located in the City of Bend. The properties are all
zoned Light Industrial.
Terms
1. Minimum bid must be at least 90 percent of the appraised
value.
2. A sales commission of 5 percent will be paid if the sealed
bid is submitted by a licensed real estate agent.
3. Sale shall be for cash or on terms. If the bid is on terms
other than cash, the amount of the down payment must be at
least twenty percent (20%) with a term not to exceed 10
years and interest of at least 10% per annum. All bids on
terms will be evaluated on the basis of net present value.
4. The County reserves the right to accept or reject any or all
bids.
5. The property is to be sold "as isff, subject to easements and
encumbrances of record. Conveyance shall be by statutory
bargain and sale deed.
6. Closing shall be within 90 days of sale of each lot.
Bid Procedures
1. Earnest money agreements must accompany each bid with a
check amounting to a minimum of 5 percent of the offer.
2. All bids must be delivered in a sealed envelope to the
office of the Deschutes County Board of Commissioners, 1130
N. W. Harriman, Bend, on or before 2:00 p.m. on Tuesday,
August 2, 1988. The envelope shall have the words "Bid on
County Shop Property" plainly on the outside of it. The
Board of Commissioners will review all timely bids. Accep-
tance of bids, if any, shall be at the Board's regularly
scheduled meeting on August 10, 1988.

3. An appraisal report of the property is available for review
at the Board of County Commissioners' office, 1130 N. W.
Harriman, Bend, between the hours of 8:00 a.m. and 5:00
p.m., Monday through Friday.
4. A tour of the property and buildings will be conducted at
3:00 p.m. on July 20, 1988. Meet at the northwest corner of
First and Olney.
5. A copy of a map with appraised values is available at the
Board of Commissioners' office.
