Revised Master Plan for ) R E S O L U T I O N
Sunriver Phase II
The Deschutes County Board of Commissioners hereby resolve that the Sunriver
Phase II Revised Master Plan, attached hereto and incorporated herein by reference,
is approved, subject to the following conditions:
1. All development will be subject to such conditions as Deschutes County
Planning Commission has lawfully imposed, or may so impose in the future.
2. Sunriver Properties, Inc., shall construct at its expense a road meeting
the Arterial Suburban Standards in Deschutes County Standard Specifications for Design
and Construction on a right of way to be designated by the U. S. Forest Service between
the northeastern boundary of Sunriver Phase II properties, easterly to U. S. Highway 97.
Such construction shall be completed prior to the completion of the development described
in the Master Plan for Sunriver Phase II, or subsequent revisions therof, or when
traffic pressure on the said road reasonably require its improvement, whichever occurs
first.
3. Cardinal Landing, shown on the Phase II Master Plan, shall be upgraded
between West Cascade Circle and the existing bridge sufficient to accommodate through
traffic safely.
4. The existing bridge shown on the plan shall be upgraded, rebuilt, or
replaced by a newly -constructed bridge sufficient to handle two-way traffic safely.
This project shall be completed when traffic pressures require year-round use of this
bridge or the completion of Sunriver Phase II pursuant to the Plan, whichever occurs
first.
5. Sunriver Properties, Inc., will use its best efforts to have the U. S.
Forest Service construct an all-weather road from the existing bridge shown on the
Plan westerly on its right of way to Road 1808 when traffic pressures reasonably require
that this road be built or upon completion of development by Sunriver Phase II pursuant
to the Plan, whichever occurs first.

6. Sunriver Properties, Inc., will use its best efforts to have the U. S.
Forest Service establish road corridors from the northeast corner of the Sunriver
Phase II tract to U. S. Highway 97, and from the existing bridge shown on the Plan
to U. S. Forest Service Road 1808, such road corridors to be in writing and secured
by December 31, 1978.
Passed and approved by order of the Deschutes County Board of Commissioners

Gentlemen;
As a result of recent activities at the county level regarding Sunriver,
a commitment is hereby made by Sunriver to construct a road from the
northerly portion of the current ownership out to Highway 97, generally
along the alignment to be ,mutually agreed upon by the U. S. ,Forest
Service, the State Highway Department, Deschutes County and Sunriver.
As previously committed, Sunriver will complete a traffic study over
the next one --year period, which will document traffic patterns during
the four discernible seasons at Sunriver and based upon the results of
this traffic study, the time of construction for this second major access
road can be mutually agreed upon between all the parties involved.
As I understand the situation, Deschutes County will, through various
federal andlor state agencies, undertake the procurement of funds for
the construction of an underpass or overpass as may be required for
the crossing of this new access route and the Burlington Northern line
which borders the Sunriver ownership. Sunriver would then construct a
road to county standards from the easterly abutment of said underpass
or overpass out to an intersection with. Highway 97. Once this road is
completed, it would be dedicated and accepted by Deschutes County as
part of the county's roadway system.
