25-42-Order Recorded 7/6/1977VOL IN THE BOARD OF COUNTY COMMISSIONERS IN THE STATE OF OREGON FOR THE COUNTY OF DESCHUTES In the Matter of File No. Z-77-28 ) O R D E R Zone Change Request by Charles T. ) Church from A-1, Exclusive Agri- ) cultural to SR-1, Suburban Residential) 25 wr 42 This matter coming before the County Board of Commissioners upon the Planning Commission's recommendation, who held a public hearing on this issue, June 22, 1977, and unanimously recommended approval, And it further appearing to the Board upon reviewing the Planning Commission record in this matter that the following findings of fact were established: 1. That the zone change is consistent with the Bend Urban Area Comprehensive Plan can be shown by the fact that the area is designated for urban develop- ment on the Bend Urban Area Comprehensive Plan and services are being pro- vided to the area by an adjacent subdivision to the South. 2. That there is a public need for a re-zoning of the property in question can be shown by the fact tha the need for additional housing has been of evidence in and around the Bend area for quite some time as is shown in the low vacancy factors of other housing projects and the low number of available building lots in the local paper and listings by local real estate firms. 3. That other available property is inadequate to satisfy the public need can be shown by the fact that this property is adjacent to an existing R-1 subdivision and is in the Bend Urban Growth Area as shown on the Bend Urban Area Comprehensive Plan. This property is in a good location for develop- ment as it has ready access to Hwy. 97 North of Bend by Cooley Road. This is a good convenience for availability to go to Bend, Redmond or Sisters without any conjestion of traffic. And it further appearing to the Board that these facts support the proposed zone change, and The County Commission deeming this action to be in the public interest, IT IS HEREBY ORDERED that 'the zoning of the following described property be changed from A-1 to SR-1, as shown on the attached map and described as follows: Lying East of Burlington Northern Railroad and West of Swalley Canal, T17S, R12E, Section 9, tax lot 1303.
