21-684-Order Recorded 1/7/1976_ ',*~4 • IN THE BOARD OF COUNTY COMMISSIONERS IN THE STATE OF OREGON FOR THE COUNTY OF DESCHUTES In the Matter of File No. Z-75-14 Deschutes County Initiated Zone ) O R D E R Change from R-1 Urban Residential) PD (Planned Development, to R-2 ) Urban Residential Multi-family ) VOL ~r 21 PACE 684 This matter coming before the County Commission upon the Planning Commission's recommendation, who held a public hearing on this issue, December 10, 1975, and unanimously recommended approval, And it appearing to the Board upon reviewing the Planning Commission record in this matter that the following facts were established: 1. The joint policy of the City and County Planning Commissions has been to discourage any retail or other commercial activity except medical related uses in the hospital vicinity. 2. Neff Road is a major arterial street and the standard for such streets is 80 feet in width. This development will create additional traffic on Neff Road requiring the extra right-of-way. 3. The location of this property adjacent to the West edge of the hospital property will allow the convenient circulation between the hospital and doctor's offices without crossing major streets. 4. This area is essentially undeveloped. The location and proximity of sewer and water lines makes this the next logical piece of property to develop. And if further appearing to the Board that these facts support the proposed zone change, and, The County Commission deeming this action to be in the public interest and consistent with the Comprehensive Plan for Deschutes County, IT IS HEREBY ORDERED that the zoning of the following described property be changed from R-1, Urban Residential single family planned development, to R-2-T Urban Residential multi-family as shown on the attached map and described as follows: A tract of land located in the S 1/2 of the S 1/2 of Sec. 27, Township 17 South, Range 12 East, W.M., more particularly described as follows: Beginning at the S 1/4 corner of said Sec. 27; thence South 89°44'37" West, 20.00 feet; thence North 30°30'00" West, 1524.98 feet; more or less to the North line of the SE 1/4 of the SW 1/4 of Sec. 27; thence North 89°44'07" East, 797.77 feet; thence North 89°44'20" East, 363.00 feet; thence South 00°09'52" West, 1317.60 feet; thence South 89°44'37" West, 363.00 feet to the point of beginning containing 23.34 acres, more or less. SUBJECT TO THE FOLL04IN G CONDITIONS: T standards shall be as follows: 1. A site development plan shall be submitted to the Planning Commission for approval prior to issuance of building per- mits.
