BEFORE THE BOARD OF COUNTY COMMISSIONERS OF DESCHUTES COUNTY, OREGON
An Order Authorizing the Sale of Certain Real
Property Pursuant to ORS 275.225 & ORS
271.310 to Kathryn M. Warner.

WHEREAS, Certain real property known as Tax Lot 171220-AC-00700, was acquired by Deschutes
County through Bargain and Sale Deed, Deschutes County Records, Volume 225 Page 989, and
WHEREAS, the property in not needed for public use, and
WHEREAS, the property has been found to be unsuited for the construction or placement of a dwelling
thereon under current City Zoning Ordinances and Building Codes due to the property having a width of
approximately 30 feet and Section 10 of the City of Bend Zoning Ordinance requires a minimum lot width of 60
feet, and
WHEREAS, it is in the public interest to sell small parcels to adjoining property owners pursuant to
ORS 275.225 and 271.310, and; now, therefore,
THE BOARD OF COUNTY COMMISSIONERS OF DESCHUTES COUNTY, OREGON, HEREBY
ORDERS as follows:
Section 1. That the real property described in Exhibit "A" to this Order, attached hereto and by this
reference incorporated herein, is not needed for public use and it is in the public interest to sell the real property
to Kathryn M. Warner for $1,350.00.
Section 2. Notice of the Sale shall be given in substantially the form set forth in Exhibit B," attached
hereto and by this reference incorporated herein. The Property Manager shall cause the notice to be published in
The Bulletin on March 24, 2005 and March 31, 2005.

Section 3. The Board shall not sign the deed conveying title to the subject property prior to April 15,

The Southerly 30.00 feet of a portion of the South One-Half of the North One-Half of the
Southwest One-Quarter of the Northeast One-Quarter (S %2 N %2 SW 1/4 NE 1/a ) of Section
Twenty (20), Township Seventeen (17) South, Range Twelve (12) East, Willamette
Meridian, Deschutes County, Oregon, being more particularly described as follows:
Beginning at the Northwest corner of said S V 2N %Z SW 1/4 NE 1/4 of said Section 20;
thence South 89°40'30" East 160.00 feet; thence South 00°30'26" West 163.82 feet;
thence North 89°37'07" West 160.00 feet; thence North 00°30'26" East 163.66 feet to
the point of beginning.

The Board of County Commissioners of Deschutes County, Oregon hereby announces its intent
to sell at private sale, pursuant to ORS 275.225, that real property generally described as follows:

The assessed value of the real property herein described is $1,000.00. The private sale as
described in the Board of County Commissioners' Order No. 2005-015, shall be authorized and
executed by Bargain and Sale Deed not sooner than fifteen (15) days following publication of this
notice. Written objections or other comment on the proposed private sale shall be accepted through
April 15, 2005 and should be directed to Deschutes County Property Management, 1300 NW Wall St.,
Ste. 200, Bend, Oregon 97701. Upon consideration of said written comments, the Board may act to
sell the real property as described to Kathryn M. Warner, by way of bargain and sale deed.
