SURVEYOR'S NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO MAP AND MONUMENT THE CORNERS AND LINES OF LOT 1, BLOCK 15, HIDDEN VALLEY MOBILE ESTATES NO. 2, DESCHUTES COUNTY, OREGON, AS
REQUESTED BY THE OWNERS, CATHERINE VARING AND CLAUDIA ROSENTHAL.
CONTROL FOR THIS SURVEY IS PER THE SURVEYS OF RECORD REFERENCED HEREIN AND THE MONUMENTS SHOWN HELD AND SET ON THIS MAP OF SURVEY. ORIGINAL MONUMENTS WERE
FOUND AND HELD AT THE NORTHEAST, NORTHWEST, AND SOUTHWEST CORNERS OF LOT 1 AS SHOWN. AFTER A THOROUGH SEARCH, THE MONUMENT AT THE SOUTHEAST CORNER OF LOT 1
WAS DETERMINED TO BE MISSING, AND WAS REESTABLISHED BY SINGLE PROPORTIONING BETWEEN THE HELD MONUMENTS AT THE NORTHEAST CORNER OF LOT 1 AND THE SOUTHEAST
CORNER OF LOT 2, THE RESULTING MONUMENT OF WHICH LANDED NEAR THE SOUTHWEST CORNER OF AN OLD ROCK CRIB. THE DAMAGED ORIGINAL MONUMENT AT THE NORTHWEST
CORNER OF LOT 1 WAS INSPECTED BY BOTH OUR CLIENTS AND THE OWNERS OF THE LAND DESCRIBED IN INSTRUMENT NO. 2014-18519, AND THEN WAS RESET AS SHOWN TO PERPETUATE
ITS POSITION.
OUR CLIENTS INTEND TO BUILD AND REBUILD FENCES ALONG THE BOUNDARIES OF THEIR PROPERTY, AND WE SET WOODEN STAKES AT RANDOM INTERVALS ALONG THE NORTH, EAST,
WEST, AND SOUTH LINES TO ASSIST THEM IN DOING SO. THE EXISTING FENCES ALONG THE EAST AND SOUTH BOUNDARIES FOLLOW OUR SURVEYED LINES, WITH THE EXCEPTION OF A JOG
NEAR A POWER TRANSFORMER AND IRRIGATION DITCH CROSSING ON THE SOUTH LINE. OUR CLIENTS INFORMED US THAT THE OWNERS OF ADJOINING LOTS 2 AND 6 HAVE AGREED TO THIS
FENCE REBUILDING, AND THIS WAS CONFIRMED BY ONE OF THE RESIDENTS OF LOT 2. NO FENCE CURRENTLY EXISTS ALONG THE WESTERN PROPERTY BOUNDARY.
A WIRE FENCE OF INDETERMINATE OWNERSHIP LIES SOUTH OF THE NORTH PROPERTY BOUNDARY AS SHOWN, AS DOES A TOP RAIL FENCE APPARENTLY BELONGING TO THE OWNERS OF
THE LANDS DESCRIBED IN INSTRUMENT NO. 2014-18519, WHO WERE MADE AWARE OF THE LOCATION OF THE FENCE WITH RESPECT TO OUR SURVEYED PROPERTY LINES. OUR CLIENTS
WERE INFORMED OF THE PROVISIONS OF ORS 96.060 AND 105.620, AS WELL AS THE DOCTRINE OF ACQUIESCENCE, AND WERE ADVISED TO SEEK LEGAL COUNSEL IF AN AGREEMENT COULD
NOT BE REACHED WITH THE NEIGHBORS ALONG THE NORTHERLY PROPERTY BOUNDARY TO REBUILD THE FENCES ALONG OUR SURVEYED LINES.
BASIS OF BEARINGS FOR THIS SURVEY IS THE OREGON COORDINATE REFERENCE SYSTEM, BEND-REDMOND-PRINEVILLE ZONE, USING THE NAD83(2011) EPOCH 2O10.00 DATUM REALIZATION.
NO OTHER UNUSUAL CONDITIONS WERE ENCOUNTERED DURING OUR SURVEY ASIDE FROM THOSE DESCRIBED ABOVE.
