AFFIDAVIT OF CORRECTION
COUNTY. SURVEY NO.20130
I, Scott C. Bolduc, P.L.S. 79288, being duly sworn, depose and say that I am the Surveyor of Record for
County Survey No. 20130 filed February 11, 2020 in the Deschutes County Surveyor's Office.
The following corrections of said map are necessary and are as follows:
1. Unknowingly, a superseded design drawing file was utilized to define a portion of the adjusted
line between Property #1 and Property #2 as shown on SHEET 3, entitled EXHIBIT MAP TO
ACCOMPANY AFFIDAVIT OF CORRECTION FOR PROPERTY LINE ADJUSTMENT.
This resulted in the monumentation of an UNINTENDED PROPERTY LINE, instead of the
INTENDED PROPERTY LINE as shown on said attached exhibit map. The UNINTENDED
PROPERTY LINE is not representative of the final property configuration as contemplated in the
approved construction plans, and as such, does not adequately accommodate the approved
development area for Property #1.
2. The dimensions for the INTENDED PROPERTY LINE and the UNINTENDED PROPERTY
LINE are shown on said attached exhibit map.
3. Monuments marking the UNINTENDED PROPERTY LINE have been removed and new
monuments established along the INTENDED PROPERTY LINE as shown on said attached
exhibit map.
4. The ORIGINAL AREA of 16.65f AC. listed for Property #2 was in error, as it did not take into
account that portion of Common Area Tract `DB' of Tetherow Phase 1 (County Survey No.
17513) included within Outrider Overlook Phase 2 (County Survey No. 19823). The correct
ORIGINAL AREA for Property #2 should have been listed as 16.49f AC. The resulting
ADJUSTED AREA of 16.29± AC. for Property #2 should have been listed as 16.13f AC.
5. Holding the INTENDED LINE, the ADJUSTED AREA for Property #1 should be changed to
26,991f sq. ft.
6. Holding the INTENDED LINE, the ADJUSTED AREA for Property #2 should be changed to
16.12f AC.
7. Property #2 is comprised of two (2) tax lots: 18111200 02300 & 181112CD 02600. The label for
Property #2 should include both tax lots.
The present fee owners of the property materially affected by said Affidavit are as follows:
