HomeMy WebLinkAboutSurvey 20347SURVEYOR'S NARRATIVE THE PURPOSE OF THIS SURVEY IS TO ADJUST THE COMMON LINES BETWEEN THAT PROPERTY DESCRIBED IN THE STATUTORY WARRANTY DEED awwwow RECORDED AS INSTRUMENT NO.2017-024287 IN DESCHUTES COUNTY OFFICIAL RECORDS (TAX LOT 2000 ON DESCHUTES COUNTY ASSESSOR'S MAP 18-12-04CC), AND LOTS 29 & 30 OF ALSTRUP ESTATES, ALL LOCATED IN THE CITY OF BEND, DESCHUTES COUNTY, OREGON, AS REQUESTED BY THE OWNERS OF THE PROPERTIES, TONEY CONSTRUCTION COMPANY, LLC, AND TONEY PROPERTIES, LLC. THESE PROPERTY LINE ADJUSTMENTS WERE APPROVED BY THE CITY OF BEND IN FILE NUMBERS PZ-19-0541 AND PZ-19-0542. CONTROL FOR THIS SURVEY IS PER THE SURVEYS AND DEEDS OF RECORD REFERENCED HEREIN, AND FOUND MONUMENTS SHOWN AS HELD ON THIS MAP AND SET WITH THIS SURVEY. THE CONTROLLING ELEMENTS OF THE PROPERTY DESCRIBED IN INSTRUMENT NO.2017-024287 ARE THE SOUTHWEST CORNER OF SECTION 4, THE SOUTH LINE OF SECTION 4, THE WESTERLY RIGHT-OF-WAY LINE OF ALSTRUP ROAD, AND THE SOUTHERLY & EASTERLY RIGHT-OF-WAY LINES OF THE CENTRAL OREGON CANAL. THE METES AND BOUNDS DESCRIPTION IN THIS DEED USES THE RECORD CANAL RIGHT-OF-WAY DATA FROM THE 1922 PLAT OF VIRGINIA PARK, CLOSES MATHEMATICALLY, AND WAS ALMOST CERTAINLY WRITTEN BY A LAND SURVEYOR. WE FOUND AND HELD CENTRAL OREGON COORDINATE SYSTEM MARK "JOHN" AS REFERENCE TO THE SOUTHWEST CORNER OF SECTION 4 (WHICH LIES WITHIN THE CANAL) AND USED JIM TYE'S RECORD BEARING AND DISTANCE FROM ALSTRUP ESTATES TO REESTABLISH THE SECTION CORNER POSITION. WE THEN HELD DAVE WILLIAMS' RESET POSITION OF THE WEST 1/16TH CORNER OF SECTIONS 4 & 9 TO REESTABLISH THE SOUTH LINE OF SECTION 4, WHICH FIT WELL WITH THE MONUMENTS FOUND ALONG THE NORTH LINE OF ALSTRUP ESTATES. WE THEN HELD THE DEED CALLS AFTER ROTATING THEM TO MATCH OUR RESOLVED SOUTH LINE OF SECTION 4. THE WESTERLY RIGHT-OF-WAY LINE OF ALSTRUP ROAD (25 FEET FROM CENTERLINE) WAS REESTABLISHED BY PROJECTING A LINE FROM THE HELD MONUMENT AT THE CENTERLINE OF CIDER COURT & THE EAST PLAT BOUNDARY OF ALSTRUP ESTATES TO A POINT ON THE SECTION LINE AND 5.00 EASTERLY OF THE NORTHEAST CORNER OF LOT 30 PER RECORD PLAT DATA, CONTINUING NORTHERLY TO THE CENTRAL OREGON CANAL. LOTS 29 AND 30 OF ALSTRUP ESTATES ARE STRAIGHTFORWARD SUBDIVISION LOTS PLATTED IN 2007. FIVE OF THE ORIGINAL SIX MONUMENTS MARKING THE CORNERS OF LOTS 29 & 30 WERE FOUND IN GOOD CONDITION AND HELD. THE EAST LINE OF LOT 30 WAS REESTABLISHED BY OFFSETTING THE EASTERLY PLAT BOUNDARY OF ALSTRUP ESTATES REESTABLISHED ABOVE BY THE RECORD DISTANCE OF 5.00 FEET. THE RELEVANT CORNERS AND LINES THUS REESTABLISHED, WE SET MONUMENTS ON THE ADJUSTED LINES BETWEEN THE SUBJECT PROPERTIES, AS WELL AS THE MISSING CORNERS OF SAID TAX LOT 2000 NOT PREVIOUSLY MONUMENTED OR WITNESSED. A WITNESS MONUMENT WAS SET ALONG THE NORTHERLY LINE NEAR THE CURRENT NORTHEAST CORNER, AT THE POSITION OF A FUTURE 5.00-FOOT RIGHT-OF-WAY DEDICATION ANTICIPATED TO BE MADE TO THE CITY OF BEND. BASIS OF BEARINGS FOR THIS SURVEY IS THE OREGON COORDINATE REFERENCE SYSTEM BEND-REDMOND-PRINEVILLE ZONE, USING THE NAD83(2011) EPOCH 2O10.00 DATUM REALIZATION. NO UNUSUAL CONDITIONS WERE ENCOUNTERED.
