NARRATIVE RECORD OF SURVEY LOCATED IN THE SOUTHWEST ONE -QUARTER (SW1/4) OF SECTION 25, TOWNSHIP 17 SOUTH, RANGE 12 EAST, W.M. DESCHUTES COUNTY, OREGON OCTOBER 2020 THE PURPOSE OF THIS SURVEY IS TO MONUMENT THE RIGHT-OF-WAY OF HAMBY ROAD AND NEFF ROAD AS DESCRIBED IN DEDICATION DEEDS TO DESCHUTES COUNTY RECORDED MARCH 26, 2020 IN VOLUME 2020, PAGE 13687, AND VOLUME 2020, PAGE 13688, DESCHUTES COUNTY OFFICIAL RECORDS. THE BASIS OF BEARINGS IS SOUTH 89043'18" EAST (CENTRAL OREGON COORDINATE SYSTEM) BETWEEN FOUND MONUMENTS AT THE SOUTHWEST CORNER AND SOUTH ONE -QUARTER CORNER OF SECTION 25. BASIS OF BEARINGS WAS DETERMINED BY RTK (REAL TIME KINEMATIC) OBSERVATIONS FROM ORGN (OREGON REAL TIME GNSS NETWORK). niCCc Onnn NEFF ROAD WAS ESTABLISHED PER CROOK COUNTY COMMISSIONER'S JOURNAL 4, PAGE 309 (4CJ309) WITH A RIGHT-OF-WAY WIDTH OF 60 FEET AND DESCRIBES THE CENTERLINE RUNNING COINCIDENT WITH THE LINE COMMON TO SECTIONS 25 AND 36, TOWNSHIP 17 SOUTH, RANGE 12 EAST WILLAMETTE MERIDIAN. THE CENTERLINE OF NEFF ROAD WAS ESTABLISHED BETWEEN THE FOUND SOUTHWEST CORNER AND THE SOUTH ONE -QUARTER (S 1/4) OF SECTION 25. THE NORTHERLY RIGHT OF WAY OF NEFF ROAD WAS ESTABLISHED BY HOLDING A LINE PARALLEL WITH AND 40 FEET NORTHERLY OF SAID CENTERLINE. HAMBY ROAD HAMBY ROAD WAS ESTABLISHED PER DESCHUTES COUNTY COMMISSIONER'S JOURNAL 3, PAGE 270 (3CJ270) WITH A RIGHT-OF-WAY WIDTH OF 60 FEET. FIELD NOTES BY GOULD (17130440, UNDATED) SHOW SE CORNER SECTION 25 AS "NO CORNER FOUND AT CL OF NEFF ROAD". THE FIELD NOTES MAKE CALLS TO SECTION LINES AS DELINEATED ALONG FENCE LINES. "THE HAMBY ROAD" SURVEY (RD02085) DATED SEPTEMBER 14, 1942 APPEARS TO BE A TRACING OF THE 1936 FIELD SURVEY BY GOULD AND MATCHES COURSES CALLED FOR IN GOULD'S NOTES. PI POSITIONS FROM SAID NOTES WERE CALCULATED HOLDING THE FOUND SE CORNER OF SECTION 25 AND A FIELD SEARCH WAS PERFORMED. OTHER THAN THE ROAD ITSELF NO PHYSICAL EVIDENCE OF THE ORIGINAL SURVEY WAS FOUND. THE PLAT OF QUAIL RIDGE (R3) DEDICATED A 60' FOOT WIDE RIGHT-OF-WAY ALONG HAMBY ROAD. THE DECLARANT'S OWNED THE LANDS AS DESCRIBED IN THE SURVEYOR'S CERTIFICATE LYING WITHIN THE SOUTHEAST ONE -QUARTER (SE 1/4) SECTION 26, TOWNSHIP 17 SOUTH, RANGE 12 EAST, WILLAMETTE MERIDIAN. HOWEVER, PORTIONS OF THE HAMBY ROAD RIGHT OF WAY FALL WITHIN SECTION 25. ADDITIONALLY, BARGAIN AND SALE DEEDS 2004-44524 AND 2004-44526 MAKE NO REFERENCE TO THE RIGHT-OF-WAY OF HAMBY ROAD AND DESCRIBE OWNERSHIP TO THE WEST LINE OF SECTION 25. THE CENTERLINE OF HAMBY ROAD, BETWEEN POINT W AND POINT'B', WAS ESTABLISHED BY BEST FITTING FOUND MONUMENTS TO RECORD COURSES PER THE PLAT OF QUAIL RIDGE (R3). A NON -TANGENT LINE WAS CREATED BY HOLDING POINT W AND THE SOUTHWEST CORNER OF SAID SECTION 25. ADDITIONALLY, AN AS -BUILT OF THE EXISTING ROAD WAS PERFORMED AND FIT WELL WITH THIS RESOLUTION. THE EASTERLY RIGHT OF WAY OF HAMBY ROAD WAS ESTABLISHED BY HOLDING A LINE PARALLEL WITH AND 40 FEET EASTERLY OF SAID CENTERLINE. THE NORTH AND SOUTH LINES OF BARGAIN AND SALE DEED 2004-44526 WAS ESTABLISHED BY HOLDING FOUND MONUMENTS PER (R4).
