SURVEYOR'S NARRATIVE
WE WERE RETAINED BY THE OWNER, FORUM WESTSIDE, LLC TO COMPLETE AN ALTA/NSPS TITLE SURVEY WHICH
INCLUDED MONUMENTING PROPERTY CORNERS.
THE BOUNDARIES OF THE SUBJECT PARCELS WERE RETRACED AND ESTABLISHED BY HOLDING RECOVERED
MONUMENTATION AND RECORD GEOMETRY PER THE BELOW RECORD REFERENCES. THE CENTERLINE OF CENTURY
DRIVE WAS ESTABLISHED BY HOLDING THE POSITION PER THE "CONTROL, RECOVERY AND RETRACEMENT MAP" (R3),
COMPLETED BY THIS OFFICE. THIS CENTERLINE WAS THEN OFFSET 50.00 FEET EASTERLY TO ESTABLISH THE EAST
RIGHT OF WAY LINE OF CENTURY DRIVE, WHICH IS THE WEST LINE OF LOTS 1-3. THE SOUTHWEST PORTION OF LOT 1
WAS ESTABLISHED BY HOLDING RECORD COURSES AND A CURVE PER WARRANTY DEED (R2).
THE CORNER MONUMENTS REPORTED HEREON WHICH WERE MONUMENTED PER THE RECORD OF SURVEY FILED AS
CS19750 (R4) COMPLETED BY THIS OFFICE WERE FOUND TO BE DESTROYED BY CONSTRUCTION. THESE CORNER
WERE RE-MONUMENTED AT THE POSITION REPORTED ON CS19750 (R4).
THE CORNER MONUMENTS REPORTED TO BE FOUND PER CS19750 (R4) WERE RE -TIED THIS SURVEY AND AGREE WITH
THOSE REPORTED ON CS19750 WITH THE EXCEPTION OF THE MONUMENT AT THE SOUTHEAST CORNER OF
ADJUSTED LOT 4. THIS MONUMENT WAS FOUND TO BEAR BEARS N14*11'18"E 0.46' FROM THE POSITION REPORTED ON
CS19750 (R4). I BELIEVE THIS IS DUE TO THE TOP 6" OF THIS MONUMENT BEING BENT TO THE SOUTHWEST AND THE
POSITION REPORTED ON CS19750 IS MOST LIKELY THE TOP. 1 HAVE USED THE POINT OF ENTRY INTO THE GROUND OF
THIS MONUMENT FOR THE POSITION OF THE SOUTHEAST CORNER OF ADJUSTED LOT 4. BY HOLDING THIS POSITION
THE DISTANCE OF THE EAST LINE AGREES WITH THE PLAT OF WESTSIDE VILLAGE WITHIN A 0.02'.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS DETERMINED BY GPS
OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN).
