NARRATIVE
WE WERE RETAINED BY NEWPORT AVENUE HOLDINGS LLC TO MONUMENT THE ADJUSTED PROPERTY LINES PER CITY OF BEND PROPERTY LINE
ADJUSTMENT, PROJECT NO. PZ 19-0401. THE PURPOSE OF PZ 19-0401 IS TO CONSOLIDATE TAX LOTS 171232BDO4300 AND 171232BD04201. IN ADDITION
TO THE CITY OF BEND PROPERTY LINE ADJUSTMENT PROJECT AS DESCRIBED ABOVE, I MONUMENTED THE CORNERS OF THE RIGHT OF WAY DEED
ALONG NW NEWPORT AVENUE, WHICH WAS REQUIRED BY THE CITY OF BEND TO PROVIDE A 40.00 FOOT RIGHT OF WAY WIDTH FROM THE CENTERLINE
OF NW NEWPORT AVENUE. THIS DEED WAS RECORDED ON OCTOBER 17, 2019 AS INSTRUMENT NO. 2019-39899, HEREIN REFERENCED AS (D4). THE
LEGAL DESCRIPTION WITHIN THIS DEED WAS BASED ON THIS SURVEY AND PREPARED BY THIS OFFICE. UNLESS OTHERWISE NOTED ALL OF THE
RECOVERED MONUMENTS REPORTED HEREON WERE HELD.
NW NEWPORT AVENUE
THE SOUTHERLY LINE OF NW NEWPORT AVENUE WAS ESTABLISHED BETWEEN THE MONUMENTED NORTHEAST CORNER OF THAT PORTION OF LOTS 9
AND 10, BLOCK 2, BEND ADDITION PER CS18189, ALONG THE WESTERLY RIGHT OF WAY OF WALL STREET AND THE MONUMENTED RIGHT OF WAY ANGLE
POINT TO THE WEST PER CS19386.
THIS SOUTHERLY RIGHT OF WAY WAS THEN OFFSET THE RECORD WIDTH OF 30.00 FEET AND 60.00 FEET NORTHERLY TO ESTABLISH A PORTION OF THE I
CENTERLINE AND NORTHERLY RIGHT OF WAY RESPECTIVELY.
THE WESTERLY RIGHT OF WAY OF WALL STREET AS REPORTED HEREON WAS ESTABLISHED BETWEEN SAID MONUMENTED NORTHEAST CORNER OF
THAT PORTION OF LOTS 9 AND 10, BLOCK 2, BEND ADDITION PER CS18189 AND THE 1/2 INCH IRON ROD TO THE NORTH, REPORTED AS HELD ON CS15686
AND CS18189.
THE INTERSECTION OF THE NORTHERLY RIGHT OF WAY OF NW NEWPORT AVENUE AND THE WESTERLY RIGHT OF WAY OF WALL STREET WAS
ESTABLISHED ALONG SAID WESTERLY RIGHT OF WAY OF WALL STREET AS DESCRIBED ABOVE, 94.00 FEET NORTHERLY FROM THE INTERSECTION OF
THE EASTERLY PROJECTION OF THE 60.00 FOOT WIDE NORTHERLY RIGHT OF WAY LINE REPORTED HEREON.
THE WESTERLY PORTION OF THIS LINE WAS ESTABLISHED THROUGH THE TWO RECOVERED MONUMENTS PER CS15568 AND CS17885, TERMINATING AT
THE EASTERLY PROJECTION OF THE 60.00 FOOT WIDE NORTHERLY RIGHT OF WAY LINE REPORTED HEREON. THE WESTERLY CORNER OF THIS
PORTION OF THE NORTHERLY RIGHT OF WAY WAS COMPUTED 12.00 FEET NORTHERLY ALONG SAID MONUMENTED LINE PER CS18189.
THE REMAINING NORTHERLY RIGHT OF WAY LINE REPORTED THIS SURVEY IS BASED ON RECOVERED MONUMENTS AND HELD RECORD DISTANCES.
BROOKS STREET
THE WESTERLY RIGHT OF WAY REPORTED HEREON WAS ESTABLISHED BETWEEN THE FOUND DRILL HOLE IN CONCRETE, REPORTED AS A BRASS
SCREW PER CS19386 BETWEEN TAX LOTS 4400 AND 4500, AND A PROPORTIONED POSITION ALONG THE SOUTHERLY RIGHT OF WAY OF NW NEWPORT
AVENUE.
PROJECT BOUNDARY
THE EASTERLY LINE IS IDENTICAL WITH THE WESTERLY RIGHT OF WAY LINE OF BROOKS STREET AS DESCRIBED ABOVE.
THE SOUTHERLY LINE CONTAINS FOUR COURSES WHICH WERE ESTABLISHED AS FOLLOWS FROM EAST TO WEST. THE FIRST COURSE, N51031150"W
123.02' WAS ESTABLISHED BASED ON TWO PROPORTIONED POSITIONS ON EACH END OF SAID LINE. THE SECOND COURSE, S38-26-08"W 21.13, WAS
ESTABLISHED BY FIRST ESTABLISHING THE LINE BETWEEN MONUMENTED CORNERS IDENTIFIED AS "A" AND "B" , WHICH CONTAINS THREE BEARINGS
PER CS19386. THE SOUTHERLY END OF THIS SECOND COURSE WAS PROPORTIONED USING DISTANCES REPORTED ON CS19386. AFTER COMPUTING
THIS COURSE I FOUND A 1" COPPER PLUG MARKED "BECON" AT THE SOUTHERLY END, THIS MONUMENT WAS ON MY COMPUTED POSITION AND HELD.
THE THIRD COURSE, N58°10'52'W 121.98' WAS ESTABLISHED BY HOLDING THE INTERIOR ANGLE OF 96°37'00" PER CS19386 FROM THE SECOND COURSE.
THIS LINE WAS THEN CLOSED ON THE SOUTHERLY LINE OF TAX LOT 4301 AS REPORTED HEREON. THE FOURTH COURSE, N51035'251W 2.79, WAS
ESTABLISHED ALONG THE WESTERLY EXTENSION OF THE COMPUTED SOUTHERLY LINE OF TAX LOT 4301, CLOSING ON THE ORDINARY HIGH WATER
