BOUNDARY SURVEY FOR COLAN PRESTON LOCATED IN THE NE 1 /4 OF THE NW 1 /4 OF SECTION 3, TOWNSHIP 18 SOUTH, RANGE 12 EAST, W.M., CITY OF BEND, DESCHUTES COUNTY, OREGON SURVEYOR'S NARRATIVE THE PURPOSE OF THIS SURVEY IS TO ESTABLISH AND MONUMENT THE PROPERTY CORNERS OF THAT TRACT OF LAND CONVEYED TO COLAN L. PRESTON AND JULIA KIRSANOVA PRESTON, IN THAT STATUTORY WARRANTY DEED RECORDED OCTOBER 14, 2020, IN BOOK 2020, PAGE 54212, (D1) DESCHUTES COUNTY OFFICIAL RECORDS. THIS DEED DESCRIBES A TRACT OF LAND AND EXCEPTS OUT 4 SEPARATE AREAS WHICH WE HAVE LABELED EXCEPTED OUT AREAS "A", "B", "C" AND "D". A MAJORITY OF BEARINGS AND DISTANCES COINCIDE WITH RECORD SURVEY BY GEORGE COOK, CS03565 (R2) AS WELL AS PREVIOUS DEEDS. WHEN SKETCHED TOGETHER THE MAIN TRACT OF LAND AND EXCEPTED OUT AREAS HAVE SOME OVERLAPS AND PORTIONS THAT DON'T CLOSE WHEN COMPARED WITH EACH OTHER. IT APPEARS THE INTENT OF THESE AREAS WERE TO CLOSE AND WE THEREFORE HAVE TAKEN PORTIONS OF THE DISTANCES FROM THESE EXCEPTED OUT AREAS TO ESTABLISH THE SUBJECT PROPERTY. IN A PREVIOUS SURVEY BY OUR OFFICE CS19748 (R1) WE CALCULATED THE WEST AND NORTH LINES OF THE SUBJECT PROPERTY AND HELD FOR THIS SURVEY. IN ORDER TO ESTABLISH THE CORNERS FOR THE SUBJECT PROPERTY IT WAS NECESSARY TO ESTABLISH THE PROPERTY LINES AS SHOWN ON (R2) AND THE MAIN PORTION OF THE TRACT OF LAND IN (D1) PRIOR TO EXCEPTING OUT AREAS A, B, C AND D. FOR THE EAST LINE OF THE SUBJECT PROPERTY WE EXTENDED THE BEARING ESTABLISHED IN (R1) AND HELD THE DISTANCE OF 44.00 FEET PER (R2) AND (D1). FROM THIS CALCULATED CORNER WE HELD A LINE PER RECORD DISTANCE OF 82.1 FEET PER (R2) AND (D1) AND THE DISTANCE OF 66.3 FEET PER (R2) AND (D1) FROM THE FOUND 5/8" IRON ROD, NO CAP AT THE SOUTHWEST CORNER OF THE SUBJECT PROPERTY. AREA A IS EXCEPTED OUT OF THE MAIN TRACT OF LAND PER (D1) ALTHOUGH IT DOES NOT APPEAR TO FALL WITHIN THE SUBJECT PROPERTY. WE HELD THE DISTANCE OF 44.31 FEET ALONG THE CALCULATED SOUTH LINE PER (D1) TO ESTABLISH THE EAST END ALONG THE SOUTH LINE OF THE SUBJECT PROPERTY. AREA D IS DESCRIBED AS A 2.63 FOOT WIDE STRIP OF LAND PER (D2). WE HELD THE DISTANCE OF 52.00 FEET ALONG THE EAST LINE TO ESTABLISH THE SOUTHEAST CORNER OF SAID STRIP OF LAND AS WELL AS THE WIDTH OF 2.63 FEET. THE NORTHWESTERLY LINE OF AREA C AND THE SOUTHERLY LINE OF AREA D APPEARS TO BE INTENDED TO BE ON A STRAIGHT LINE FROM FROM THE NORTHEAST CORNER OF AREA A AND THE SOUTHEAST CORNER OF AREA D. THIS LINE WAS HELD PER THE PREVOUSLY ESTABLISHED LINES OF (R2) AND MAIN TRACT OF LAND PER (D1) TO ESTABLISH THE LINES OF THE PROPERTY IN (D1) AFTER EXCEPTING OUT AREAS A, B, C AND D.
