NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO SUBDIVIDE A PORTION OF THAT PROPERTY DESCRIBED IN WARRANTY
DEED, RECORDED MARCH 10, 1977 IN BOOK 246, PAGE 777, DESCHUTES COUNTY DEED RECORDS, INTO
PUBLIC ROADWAYS (NW FIELD STREET, NW SUMMERHILL DRIVE, NW SHEVLIN PARK ROAD AND NW MT.
WASHINGTON DRIVE), LOTS 1 THRU 16, DEVELOPMENT TRACT A, DEVELOPMENT TRACT B, PUBLIC
EASEMENTS AND PRIVATE EASEMENTS.
SOUTH LINE
THE SOUTH QUARTER CORNER AND WEST 1/16TH CORNER OF SECTION 25, TOWNSHIP 17 SOUTH, RANGE 11
EAST, WILLAMETTE MERIDIAN, WERE RECOVERED IN GOOD CONDITION AND HELD. MONUMENTS PER
REFERENCES (B,F,I) WERE ALSO RECOVERED ALONG SAID SOUTH LINE AND FIT WELL WITH THE RESOLVED
SOUTH LINE.
WEST LINE
SAID WEST 1/16TH CORNER OF SECTION 25 AND MONUMENTS ALONG THE CENTERLINE OF RESERVE CAMP
COURT PER REFERENCE (H) WERE RECOVERED IN GOOD CONDITION, HELD AND UTILIZED TO RESOLVE SAID
CENTERLINE PER SAID REFERENCE (H). SAID CENTERLINE RESOLUTION WAS UTILIZED TO CALCULATE THE
WEST BOUNDARY PER DEDICATION WARRANTY DEED RECORDED JUNE 14, 2005, INSTRUMENT NO.
2005-36940, DESCHUTES COUNTY OFFICIAL RECORDS.
NORTH LINE (SHEVLIN PARK ROAD)
2 INCH BRASS CAP MONUMENTS IN CONCRETE SET ALONG THE SOUTHERLY RIGHT-OF-WAY OF SHEVLIN
PARK ROAD PER REFERENCE (A) WERE RECOVERED IN GOOD CONDITION. RECORD SHAPE OF THE SHEVLIN
PARK ROAD RIGHT-OF-WAY CORRIDOR WAS CALCULATED PER SAID REFERENCE (A) AND TRANSLATED TO
SAID RECOVERED MONUMENTS ALONG THE SOUTHERLY RIGHT-OF-WAY LINE. ADDITIONAL RECOVERED
MONUMENTS TO THE WEST PER REFERENCE (H) AND COUNTY SURVEY NO. 7194 (CS07194) FIT HIS
RESOLUTION WITHIN REASON.
SAID 2 INCH BRASS CAP MONUMENTS HAD NO ELECTROMAGNETIC PROPERTIES, THUS, PIECES OF REBAR
WERE PLACED IN THE AREA OF EXCAVATION TO ASSIST IN RECOVERY IN THE FUTURE.
EAST LINE
THE WESTERLY MOST CORNER PER REFERENCE (B) WAS RECOVERED IN GOOD CONDITION AND HELD
ALONG WITH AN EXISTING CHAINLINK FENCE RUNNING IN A NORTHEASTERLY DIRECTION AND THEN
EXTENDED TO MEET THE RESOLVED NORTH LINE BEING COINCIDENT WITH SAID SOUTHERLY RIGHT-OF-WAY
LINE OF SHEVLIN PARK ROAD. THE NORTHERLY MOST CORNER OF SAID REFERENCE (B) HAS BEEN
DESTROYED BY ON -GOING DEVELOPMENT IMPROVEMENTS IN THIS AREA. THIS RESOLUTION RESULTS IN A
DISTANCE FROM THE EASTERLY MOST CORNER OF THE SUBJECT PROPERTY BOUNDARY AND THE POINT OF
TANGENCY (PT) ALONG SAID SOUTHERLY RIGHT-OF-WAY LINE AT SHEVLIN PARK ROAD CENTERLINE
STATION 48+50.47 OF WITHIN A TENTH OF A FOOT PER SAID REFERENCE (B).
MT. WASHINGTON DRIVE
RECORD SHAPE PER DEDICATION WARRANTY DEED RECORDED JULY 15, 1999 IN VOLUME 1999, PAGE 34650,
DESCHUTES COUNTY OFFICIAL RECORDS WAS CALCULATED ALONG WITH A TIE TO SAID SOUTH QUARTER
CORNER OF SECTION 25. SAID TIE WAS HELD AND THE SOUTHERLY SIDELINES OF THE MT WASHINGTON
RIGHT-OF-WAY DEDICATION WERE ROTATED TO THE SOUTH LINE OF THE SOUTHWEST ONE -QUARTER OF
SAID SECTION 25. RECORD SHAPES FOR ADDITIONAL RIGHT-OF-WAY ACQUISITIONS AT THE
SOUTHWESTERLY (DEDICATION WARRANTY DEED RECORDED OCTOBER 11, 2000 IN VOLUME 2000, PAGE
41033, RECORDS OF SAID COUNTY) AND SOUTHEASTERLY (DEDICATION WARRANTY DEED RECORDED
OCTOBER 11, 2000 IN VOLUME 2000, PAGE 41035, RECORDS OF SAID COUNTY) CORNERS OF SHEVLIN PARK
ROAD AND MT. WASHINGTON DRIVE WERE THEN CALCULATED AND ROTATED/TRANSLATED TO FIT THE
RESOLVED RIGHTS -OF -WAYS.
A GRIND AND OVERLAY IS PLANNED FOR A PORTION OF RESERVE CAMP ROAD, THUS, IN HOPES OF
PRESERVING THE CENTERLINE MONUMENTS THAT FALL WITHIN THE OVERLAY AREA, 2 INCH ALUMINUM
CAPS STAMPED "WHPACIFIC" PER REFERENCE (C), SAID CAPS HAVE BEEN REMOVED AND THE 5/8 INCH IRON
ROD HAS BEEN DRIVEN 2 INCHES BELOW THE EXISTING ASPHALT SURFACE.
NO OTHER UNUSUAL CIRCUMSTANCES WERE WITNESSED DURING THE BOUNDARY RECOVERY OF THE
SUBJECT PROPERTY.
THE BASIS OF BEARINGS IS THE NORTH LINE OF THE NORTHEAST ONE -QUARTER OF THE NORTHWEST
ONE -QUARTER (NE1/4NW1/4) OF SECTION 36, BEING NORTH 89-55'12- WEST AS SHOWN HEREON.
HORIZONTAL DATUM FOR THIS SURVEY IS NAD 1983(2011) BASED ON OREGON REAL-TIME GPS NETWORK
(ORGN) POSITION REAL-TIME KINEMATIC GPS OBSERVATIONS AND PROJECTED TO THE CENTRAL OREGON
COORDINATE SYSTEM (COCS), ZONE DESCHUTES 13, INTERNATIONAL SURVEY FEET.
