SURVEYOR'S NARRATIVE:
THE PURPOSE OF THIS SURVEY IS TO ESTABLISH AND MONUMENT THAT PARCEL OF LAND DESCRIBED IN
DEED RECORDED JANUARY 31, 2017, IN BOOK 2017, PAGE 4007, (D1) DESCHUTES COUNTY OFFICIAL
RECORDS. THE DIMENSIONS FROM SAID DEED CORRESPOND TO A SURVEY BY JEFF KERN IN CS02655
(R1).
WE STARTED OUR SURVEY WITH A SEARCH OF EXISTING MONUMENTS FOR THE SUBJECT PROPERTY AND
SURROUNDING AREA. SEVERAL MONUMENTS WERE FOUND AND HELD AS SHOWN. DUE TO THE
CONSTRUCTION OF A MOTEL NORTH OF THE SUBJECT PROPERTY AND THE PIPING OF THE SWALLEY
IRRIGATION CANAL SEVERAL MONUMENTS HAVE BEEN DESTROYED.
TO ESTABLISH THE LOCATIONS FOR MONUMENTS NO. 19 AND NO. 20 WE HELD THE BEARING FOR THE
EAST LINE OF THE SOUTHEAST ONE -QUARTER OF SECTION 21 FROM FOUND 2" ALUMINUM CAP (NO. 1)
AT THE 1/4 CORNER COMMON TO SECTIONS 20 AND 21 AND THE FOUND 3" BRASS CAP (NO 2) AT
THE SECTION CORNER COMMON TO SECTIONS 20, 21, 28 AND 29. WE HELD THE DISTANCES FROM THE
1/4 CORNER (NO. 1) PER DEED (D1) AND KERNS SURVEY (R1) TO ESTABLISH THE CORNERS AT
MONUMENTS NO. 19 AND NO. 20.
TO ESTABLISH THE CORNERS BETWEEN FOUND MONUMENT NO. 11 AND THE CALCULATED CORNER AT
MONUMENT NO. 20 WE USED RECORD BEARINGS AND DISTANCES FROM DEED (D1) AND KERNS SURVEY
(R1), ROTATED AND SCALED TO FIT. TO ESTABLISH THE CORNERS AT MONUMENTS NO. 23, 24 AND 25
WE USED RECORD BEARINGS AND DISTANCES FROM DEED (D1) AND KERNS SURVEY (R1), FROM THE
FOUND MONUMENT AT NO. 14 AND THE CALCULATED CORNER NO. 19, ROTATED AND SCALED TO FIT.
WE FOUND THIS TO BE THE BEST EVIDENCE TO RE-ESTABLISH THESE CORNERS.
ALONG THE EASTERLY RIGHT OF WAY OF HIGHWAY 97 WE HELD THE BEARINGS AND DISTANCES FROM
MONUMENTS FOUND AT NO. 3, 13 AND 15. WE ESTABLISHED CURVE (C4) BY HOLDING THE MONUMENTS
AT NO. 15 AND NO. 22 AND RECORD RADIUS PER (R6).
THE PROPERTIES ALONG HIGHWAY PER (D2) AND (D3) WERE ESTABLISHED PRIOR TO THE KERN SURVEY
(R1) AND SEEM TO COINCIDE WITH KAUFFMANS SURVEY (R6). WE HELD THE DEED DISTANCES FOR
CURVES (Cl) AND (C2) PER (D2) AND (D3) FOR THE NORTHWEST CORNERS OF (D2) AND (D3).
WE HELD THE BEARING BETWEEN THE ESTABLISHED NORTHWEST CORNER OF (D2) AND THE
ESTABLISHED CORNER AT MONUMENT NO. 23. WE THEN HELD THE DEED DISTANCE PER (D2) FOR THE
NORTHEAST CORNER OF (D2).
TO ESTABLISH THE EASTERLY LINES OF (D2) AND (D3) THAT ARE COMMON WITH THE WINCO PROPERTY
(D1), WE HELD THE CALCULATED NORTHWEST AND NORTHEAST CORNERS OF (D2) AND TURNED THE
RECORD ANGLE AND DISTANCE PER (D2) TO ESTABLISH THE EAST LINE OF (D2). WE HELD BEARINGS
AND DISTANCES OF (D3) ROTATED TO FIT THE DEED ANGLE BETWEEN LINES L5 AND L27. THE BEARING
OF (LB) WAS EXTENED TO THE CALCULATED EAST LINE OF (D2). THE LAST CALLS IN BOTH (D2) AND
(D3) DO NOT CLOSE BUT DO MAKE A CALL TO THE POINT OF BEGINNING.
BASIS OF BEARINGS AND CONTROL
BASIS OF BEARINGS AND CONTROL FOR THIS SURVEY IS THE CENTRAL OREGON
COORDINATE SYSTEM (COCS). GPS CALIBRATIONS WERE MADE FROM THE ORGN BASE
STATIONS (INCLUDING BNDM, REDM, LAPN, P387 SISTERS, PNVL, AND MDRS) WITH TOPCON
HIPER GPS. THE CALIBRATION TIES MULTIPLE COCS POINTS USING PUBLISHED
COORDINATES. THE COCS HORIZONTAL DATUM IS NAD83 (91) AND USES A MOLODENKSY
TRANSFORMATION. THE COCS VERTICAL DATUM IS NGVD 29.
