NARRATIVE
WE WERE COMMISSIONED BY CYNTHIA AND ROGER GROSSMANN TO
SURVEY AND DESCRIBE A SERIES OF LOT LINE ADJUSTMENTS
PERTAINING TO THEIR PROPERTY LOCATED IN SECTIONS 19, 20 AND
30, TOWNSHIP 14 SOUTH, RANGE 12 EAST, W.M. THE GROSSMANN
PROPERTY CONSISTS OF NINE LEGAL LOTS OF RECORD, AS PER LOT
OF RECORD NO. LR-04-26. THROUGH THIS SERIES OF ADJUSTMENTS
THE NINE ORIGINAL LEGAL LOTS ARE RECONFIGURED INTO SEVEN
SMALL TRACTS RANGING FROM 4.00 TO 5.34 ACRES, A 116.25 ACRE
FARM TRACT, AND A 164.99 ACRE TRACT THAT THE GROSSMANNS
INTEND TO DEVELOP INTO A GUEST RANCH. ALL THE WATER RIGHTS
APPURTENANT TO THE GROSSMANN PROPERTY ARE LOCATED WITHIN THE
TWO LARGER TRACTS.
IN THE SURVEY OF THE BOUNDARY OF THE GROSSMANN PROPERTY WE
ENCOUNTERED A GAP AND SEVERAL OVERLAPS BETWEEN THE SURVEYS
AND DEEDS PERTAINING TO GROSSMANN, AND THOSE PERTAINING TO
NEIGHBORING PROPERTIES. A HISTORY OF THE DEED AND SURVEY
RECORD FOLLOWS:

THE NE 1 /4, THE E 1 /2 NW 1 /4, AND THE S 1 /2 OF SECTION 19, ALL

THE DESCRIPTION OF THE PARENT GROSSMANN TRACT, PER 255-386,
DEEDS, IS ONE OF THREE SENIOR CONVEYANCES BY DESCHUTES
VALLEY FARMS. THE DESCRIPTION COMMENCES AT THE 114 CORNER
COMMON TO SECTIONS 19 AND 30, .AND PROCEEDS NORTHEASTERLY TO
AN IRON ROD, NORTH TO AN IRON ROD, WESTERLY TO AN IRON ROD,
SOUTHWESTERLY TO AN IRON ROD, AND NORTHWESTERLY TO THE EAST
LINE OF LOT 1.
THE PROPERTY DESCRIPTION PER 253-882, DEEDS, ALSO ONE OF THE
SENIOR CONVEYANCES BY DESCHUTES VALLEY FARMS, INTERSECTS THE
GROSSMANN TRACT ON THE COURSE BEARING "NORTH", ", AND
PROCEEDS NORTH TO AN IRON ROD. THE NEXT TWO COURSES OF THIS
DESCRIPTION ARE IDENTICAL WITH THOSE IN THE DESCRIPTION OF
THE GROSSMANN TRACT, AND CALL FOR IRON RODS. THE FOLLOWING
COURSE ENDS ON THE EAST LINE OF LOT 1, AND IS BROKEN INTO
TWO SEGMENTS, THE TOTAL DISTANCE EQUALLING THE DISTANCE
CALLED IN THE GROSSMANN TRACT DESCRIPTION. NEITHER
DESCRIPTION CALLS FOR THE SECTION LINE NOR THE 114 CORNER
COMMON TO SECTIONS 19 AND 20.
NOTE THAT THE POSITIONS OF THE IRON RODS CALLED FOR IN THESE
DESCRIPTIONS ARE CONSISTENT WITH POSITIONS DEPICTED IN
GOODWIN's SURVEY (CS 00184), AND ALSO REASONABLY FIT OUR
MEASUREMENTS MADE IN THIS ADJUSTMENT SURVEY.
THE DESCRIPTION OF THE PARENT GROSSMANN TRACT FOLLOWS SOUTH
ALONG THE EAST LINES OF LOTS 1 AND 2, AND WEST "ALONG THE
EAST -WEST CENTERLINE OF SECTION 19 - 800.08 FEET TO A POINT,
THENCE S2303335 "E 2870.93 FEET TO THE SOUTH LINE OF SECTION
19... ", THEN PROCEEDS EAST ALONG THE SECTION LINE, AND THEN
SOUTH, EAST AND NORTH ALONG THE LINES OF THE E 1 /2 NE 1 /4
NW 1 /4 OF SECTION 30 TO THE POINT OF BEGINNING.
GOODWIN's SURVEY (CS 00184) SHOWS THE DISTANCE ALONG THE
SOUTH LINE OF LOT 2 AS BEING 800.08'+/-. HE SHOWS THE NEXT
COURSE AS BEING " S23033'35"E 2870.93' ", THIS COURSE
ENDING ON A LINE BETWEEN SECTION CORNERS, BOTH BEING LABELED
"NOT FOUND". THE SOUTHEASTERLY COURSE IS BROKEN INTO
THREE SEGMENTS, WITH TWO IRON RODS ON LINE, BEING AT
DISTANCES OF 330.98'+/-, 1926.59' AND 613.36 FEET, FROM
NORTH TO SOUTH.
IN OUR SURVEY THE TWO IRON RODS ON LINE WERE FOUND, THE
POSITIONS OF THESE MONUMENTS REASONABLY FITTING GOODWIN's
RECORD RELATIONSHIP WITH THOSE MONUMENTS FOUND ON THE EAST
AND NORTH LINES OF THE GROSSMANN TRACT ALSO FOUND ON LINE
WAS THE IRON ROD 50 FEET NORTHWEST OF THE NORTHERLY POINT ON
LINE, AS SHOWN ON GOODWIN's WELL SURVEY (CS 00183).
THE PROPERTY DESCRIPTION PER 254-236, DEEDS, ALSO ONE OF THE
SENIOR CONVEYANCES BY DESCHUTES VALLEY FARMS, COMMENCES AT
THE NORTHWEST CORNER OF THE E 1 /2 NE 1 14 NW 1 /4 OF SECTION 30,
PROCEEDS WEST ALONG THE SECTION LINE 324 FEET, MORE OR
LESS", CALLS FOR A COURSE OF "N23033'35"W - 2870.93 FEET
TO THE EAST -WEST CENTERLINE OF SECTION 19", AND PROCEEDS
WEST ON THE SECTION CENTERLINE. THE DESCRIPTION ENCOMPASSES
AREAS LOCATED IN SECTIONS 24 AND 25, THEN FOLLOWS ALONG THE

IN CLARK'S SURVEY OF SECTION 19 (CS 00185), TO THAT MONUMENT
SET IN GOODWIN's SURVEY (CS 00184), WHICH BEARS N44'49'48"E
3851.86 FEET FROM THE SOUTH 114 CORNER OF SECTION 19. THE
DEED CALLS FOR IRON RODS AT THE ENDS OF THE NEXT THREE
COURSES, AND WE HAVE HELD GOODWIN's MONUMENTS PER CS 00184
FOR THIS BOUNDARY SEGMENT. GOODWIN's MONUMENTS AND POVEY'S
MONUMENT PER CS O4903 WERE HELD_ FOR THAT COURSE BEARING
N76' 11 '52 "W 2381.88 FEET, CITED IN THE DEED AS BEING
N75050'28"W 2371.71 FEET. OUR SUBDIVISION OF SECTION 19 WAS
HELD FOR THE EAST LINE OF GOVERNMENT LOT 1, AND THE EAST AND
SOUTH LINES OF GOVERNMENT LOT 2. THESE COURSES ARE CITED IN
THE DEED AS BEING ALONG THE EAST LINE OF LOTS 1 AND 2, AND
BEING ALONG THE EAST -WEST CENTERLINE OF SECTION 19 (NOTE THE
DEED DISTANCE MEASUREMENT OF 800.08 FEET ALONG THE CENTERLINE
IS ERRONEOUS, AS SECTION 19 HAD NOT YET BEEN SURVEYED).
MONUMENTS SET BY GOODWIN (CS 00184 AND CS 00183) WERE HELD
FOR THAT COURSE BEARING S23053'50"E 2883.89 FEET (CITED IN
THE DEED AS S23033'35 "E 2870.93 FEET), THIS LINE BEING
CLOSED TO THE NORTH AND SOUTH LINES OF THE SW 114 OF SECTION
19, AS PER OUR SECTION SUBDIVISION. THE BALANCE OF THE DEED
BOUNDARY IS CITED AS BEING ALONG THE SOUTH LINE OF SECTION
19, AND ALONG THE WEST, SOUTH AND EAST LINES OF THE E112
NE114 NW 114 OF SECTION 30. WE HAVE HELD OUR SUBDIVISION OF
THE NW 1 /4 OF SECTION 30 FOR THIS SEGMENT OF THE BOUNDARY.
A GAP EXISTS BETWEEN THE PARENT GROSSMANN TRACT (255-386,
DEEDS) AND THE WHITMORE PROPERTY (2004-13689, OFFICIAL
RECORDS). THIS GAP IS BOUNDED BY THE SOUTHEAST LINE OF THE
GROSSMANN TRACT, THE EAST LINE OF SECTION 19, AND THE LINE
BETWEEN THE SOUTH 114 AND EAST 114 CORNERS OF SECTION 19.
PARTITION PLAT NO. 1996-26, PROPERTY DESCRIBED IN 320-069,
DEEDS, AND PARTITION PLAT NO. 2007-84 OVERLAP THE PROPERTY
DESCRIBED IN THE PARENT GROSSMANN TRACT (255-386, DEEDS).
WE HAVE HELD THOSE MONUMENTS SET IN GOODWIN's SURVEY OF
CS 00184 FOR THIS BOUNDARY SEGMENT, AS THE CONVEYANCE OF
THE PARENT PARCEL OF PP-1996-26 CALLS FOR COINCIDENT LINES
ALONG ITS COMMON BOUNDARY WITH THE GROSSMANN TRACT, AND
BECAUSE THE CONVEYANCE OF THE GROSSMANN TRACT IS SENIOR TO
THE ORIGINAL CONVEYANCES OF THE OTHER TWO PROPERTIES. NOTE
THAT A WIRE FENCE GENERALLY FOLLOWS ALONG THE EAST BOUNDARY
OF THE GROSSMANN PROPERTY.
DOCUMENT 2002-05779, OFFICIAL RECORDS (SHOWN AS DEED L ON
SHEET 2) REFLECTS ADJUSTMENTS MADE TO THE ORIGINAL GROSSMANN
TRACT A PARCEL OF LAND, WHICH ACCOMMODATES AN EXISTING
IRRIGATION PIVOT, WAS ADDED TO THE NORTH SIDE OF THE ORIGINAL
TRACT. ALSO A PARCEL OF LAND SURROUNDING THE NEIGHBOR'S
BARN WAS EXCLUDED FROM THE SOUTHWEST SIDE OF THE ORIGINAL
TRACT. THE BOUNDARIES OF THESE PARCELS WERE RESOLVED
AS FOLLOWS:
RECORD DISTANCES PER DEED L WERE HELD IN PLACING THE LINES
OF THE PIVOT PARCEL. THE ANGLE POINT IN THE NORTH LINE OF
THE PIVOT PARCEL WAS HELD AS BEING ONE FOOT NORTH OF THE
NORTHEAST CORNER OF THE EXISTING CONCRETE PIVOT SLAB.

THE RECORD CONFIGURATION OF THE BARN PARCEL PER DEED L WAS
ROTATED TO MATCH OUR BEARING FOR THE SOUTHWEST PROPERTY
BOUNDARY. THE CONFIGURATION WAS PLACED ON THE SOUTHWEST
PROPERTY BOUNDARY, AND DISTANCES FROM THE SOUTH AND EAST
SIDES OF THE BARN, AS PER DAVID EVANS AND ASSOC.'S LOT LINE
ADJUSTMENT SKETCH, WERE HELD FOR THE PLACEMENT OF THE
CONFIGURATION ALONG THE SOUTHWEST PROPERTY LINE. NOTE THAT
THE CALL IN DEED L FOR A PROPERTY CORNER BEING 396.96 FEET
SOUTHEAST OF THE SOUTHEAST CORNER OF THE BARN PARCEL
REASONABLY MATCHES THE POSITION OF AN IRON ROD (LOST) SET
IN GOODWIN's SURVEY OF CS 00184.
AN EXISTING ACCESS EASEMENT, AS DESCRIBED IN EXHIBIT "B" OF
255-386, DEEDS, CROSSES THROUGH THE GROSSMANN TRACT. AN
ANGLE POINT IN THE CENTERLINE OF THIS EASEMENT WAS HELD AS
BEING AT THE MOST WESTERLY CORNER OF THE PIVOT PARCEL, BEING
1432.27 FEET NORTHWEST OF THE SOUTHERLY ANGLE POINT IN PARCEL
3 OF PP-1996-26 (THIS DISTANCE IS SHOWN AS 1432.44 FEET IN
CS O4903 AND CS 12599, AND IS SHOWN, BY ADDITION, AS 1432.34
FEET IN CS 00184). THE RECORD ALIGNMENT OF THE EASEMENT
CENTERLINE, AS PER EXHIBIT "B", WAS ROTATED ABOUT THE WEST
CORNER OF THE PIVOT PARCEL, AND CLOSED TO THE REBAR FOUND ON
THE SOUTHWEST LINE OF THE GROSSMANN PARCEL. THIS SOLUTION
TO THE LOCATION OF THE EASEMENT CENTERLINE FITS THE
ALIGNMENT OF THE PAVED LANE CROSSING THROUGH THE GROSSMANN
PROPERTY.
DOCUMENT 2008-33331, OFFICIAL RECORDS, DESCRIBES ADJUSTED
TRACT 3 PER LOT LINE ADJUSTMENT NO. LL-08-48 (SEE DETAIL 11
ON SHEET 4). WE HAVE MARGINALLY ALTERED THE CONFIGURATION
OF THIS TRACT SO THAT ITS WESTERLY BOUNDARY CLOSES TO THE
BARN PARCEL. THE DESCRIPTION OF TRACT 3 HAS BEEN REWRITTEN,
AND WILL BE RECORDED AS A PART OF THIS ADJUSTMENT SURVEY.
WITH THE BOUNDARY OF THE GROSSMANN PROPERTY, AND THE
ALIGNMENT OF THE EXISTING ACCESS EASEMENT THUS ESTABLISHED,
THE PROPOSED LOT LINE ADJUSTMENTS WERE DESCRIBED AND
RECORDED, AND THE FINAL CONFIGURATIONS OF TRACTS 1 THROUGH 9
WERE MONUMENTED AS SHOWN HEREON. IN ADDITION, DESCRIPTIONS
OF THE NEW IRRIGATION EASEMENT SHOWN ON SHEET 4, AND THE NEW
ACCESS EASEMENT SHOWN ON SHEET 4 WERE PREPARED.
