HomeMy WebLinkAboutSurvey 204586Wmm N 0 1 " = 2 0' SURVEYOR'S NARRATIVE THE PURPOSE OF THIS SURVEY WAS TO ADJUST THE LINE BETWEEN THE LAND DESCRIBED IN THE WARRANTY DEED RECORDED AS DOCUMENT 2019-13495, DESCHUTES COUNTY OFFICIAL RECORDS AND THE LAND DESCRIBED IN THE WARRANTY DEED RECORDED AS DOCUMENT 1998-18177, DESCHUTES COUNTY OFFICIAL RECORDS BEING PARTS OF LOTS 12, 13 AND 14, BLOCK 4, FOURTH ADDITION TO WEST HILLS, LOCATED IN THE SOUTH ONE-HALF OF THE SOUTHWEST ONE -QUARTER OF SECTION 30, TOWNSHIP 17 SOUTH, RANGE 12 EAST, WILLAMETTE MERIDIAN, CITY OF BEND, DESCHUTES COUNTY, OREGON. THE BASIS OF BEARINGS OF THIS SURVEY WAS THE NORTH LINE OF THE SUBJECT LANDS AS MEASURED BETWEEN FOUND MONUMENTS AT THE NORTHWEST CORNER OF THE LAND DESCRIBED IN THE WARRANTY DEED RECORDED AS DOCUMENT 1998-18177 AND THE NORTHWEST CORNER OF LOT 12, BLOCK 4, WEST HILLS FOURTH ADDITION. THE MONUMENTS MARKING THE CORNERS OF THE LAND DESCRIBED IN THE WARRANTY DEED RECORDED AS DOCUMENT 1998-18177 WERE RECOVERED IN GOOD CONDITION AND HELD AS CONTROLLING. THE NORTH RIGHT-OF-WAY LINE OF IOWA AVENUE WAS DETERMINED BY HOLDING THE LINE BETWEEN THE SOUTHWEST CORNER OF THE LAND DESCRIBED IN THE WARRANTY DEED RECORDED AS DOCUMENT 1998-18177 AND THE MONUMENT FOUND MARKING THE SOUTHEAST CORNER OF LOT 12, BLOCK 4. THE NEW LINE BETWEEN THE PROPERTIES WAS ESTABLISHED BY OFFSETTING THE MEASURED EAST LINE OF THE LAND DESCRIBED IN THE WARRANTY DEED RECORDED AS DOCUMENT 1998-18177 30.00 FEET EASTERLY.
