NORTH LINE OF THE PUBLIC ALLEY BEARS NORTH 89'50'17" EAST.
THE NORTH RIGHT-OF-WAY LINE OF NE QUIMBY AVENUE WAS PERPETUATED BY HOLDING THE 3/4-INCH
IRON PIPE PER CS10665 (R4) LOCATED AT THE SOUTHWEST CORNER OF THE SUBJECT PROPERTY,
HOLDING THE 1/2-INCH IRON PIPE, UNKNOWN ORIGIN, LOCATED AT THE SOUTHEAST CORNER OF THE EAST
ADJOINER DESCRIBED BY STATUTORY WARRANTY DEED 2016-000818, AND HOLDING THE 5/8 INCH IRON
ROD WITH YELLOW PLASTIC CAP IS 2208 DEJARNATT" PER CS12352 (R7), BEING THE MOST EASTERLY
MONUMENT TIED ALONG SAID NORTH RIGHT-OF-WAY LINE. THE 3/4-INCH IRON PIPE PER CS10646 (R2)

IRON PIPE PER CS10665 (R4) LOCATED AT THE NORTHWEST CORNER OF THE NORTHWEST ADJOINER
DESCRIBED BY WARRANTY DEED 2012-12303, AND BY HOLDING THE 5/8-INCH IRON ROD WITH YELLOW
PLASTIC CAP IS 2208 DEJARNATT" PER CS12352 (R7) AT THE NORTHEAST CORNER OF SAID EAST
ADJOINER. THE TWO 5/8-INCH IRON RODS WITH YELLOW PLASTIC CAPS "SCE&S" PER CS16778 (R9), AND
THE TWO 5/8-INCH IRON RODS "KARL" PER CS15964 (R8) WERE HELD ALONG THE NORTH RIGHT-OF-WAY
LINE TO PRESERVE THE 20 FOOT RIGHT-OF-WAY WIDTH OF SAID ALLEY.
THE WEST LINE OF THE SUBJECT PROPERTY BEING THE WEST LINE OF LOT 14 WAS PERPETUATED BY
HOLDING THE 3/4-INCH IRON PIPE PER CS10665 (R4) AT THE SOUTHWEST CORNER OF SAID SUBJECT
PROPERTY AND THE 1/2-INCH IRON PIPE PER SAID CS10664 (R4) AS A POINT ON-LINE, BEING 0.19 FEET
SOUTHERLY OF THE SOUTH RIGHT-OF-WAY LINE OF THE PUBLIC ALLEY.
THE EAST LINE OF THE SUBJECT PROPERTY BEING THE EAST LINE OF THE WEST ONE-HALF OF LOT 13
WAS PERPETUATED BY HOLDING THE 5/8-IRON ROD OF UNKNOWN ORIGIN, LOCATED SOUTHERLY 1.10 FEET
FROM THE NORTH RIGHT-OF-WAY LINE OF NE QUIMBY AVENUE AND BY HOLDING THE RECORD POSITION
OF A 5/8-INCH IRON ROD PREVIOUSLY FOUND BY CS10676 (R5) AND CS12352 (R7) AT THE
INTERSECTION WITH THE SOUTH RIGHT-OF-WAY LINE OF THE PUBLIC ALLEY. A FENCE CORNER POST
CURRENTLY FALLS AT RECORD POSITION OF THE FORMER 5/8-INCH IRON ROD. SAID FENCE CORNER POST
HAD A WOOD STAKE WITH PINK FLAGGING NAILED TO THE TOP, FROM AN UNKNOWN SOURCE. BOTH THE
FOUND AND PREVIOUSLY FOUND 5/8-INCH IRON RODS ALONG THIS LINE ARE OF UNKNOWN ORIGIN AND IS
POSSIBLE THAT THEY WERE BOTH SET BY THE SAME ORIGIN. THE IRON ROD PREVIOUSLY FOUND TO THE
NORTH WAS FIRST FOUND BY CS10676 (R5) AS EARLY AS 1972. THE DISTANCE OF THIS EAST LINE FROM
THE WEST LINE OF THE SUBJECT PROPERTY DOES AGREE WITH RECORD. CS12352 (R7) SURVEYED THE
EAST LINE OF THE EAST ADJOINING PROPERTY AND HELD AN IRON PIPE OF UNKNOWN ORIGIN AND A
PROJECTION OF A FENCE LINE WITH SUPPORT OF TESTIMONY FROM THE LANDOWNER TO ESTABLISH THE
POSITION OF THE NORTH CORNER OF THAT LINE. SINCE PAROL EVIDENCE AND A MONUMENT OF UNKNOWN
ORIGIN WAS USED AS BEST EVIDENCE TO ESTABLISH THE EAST LINE OF THE EAST ADJOINER'S PROPERTY,
THIS SURVEY HELD THE FOUND IRON ROD AND RECORD POSITION OF THE FORMER IRON ROD OF UNKNOWN
ORIGIN AS BEST EVIDENCE TO PERPETUATE THE LINE, AS APPOSED TO PROPORTIONATE MEASUREMENT.
