NARRATIVE
THE PURPOSE OF THIS SURVEY WAS TO ESTABLISH THE BOUNDARIES OF THE LAND
DESCRIBED IN STATUTORY WARRANTY DEED VOL. 2017, PAGE 016961, DESCHUTES
COUNTY RECORDS AND THEN REPLAT SAID LANDS INTO ONE PARCEL. THE RECORD
SURVEYS USED ARE SHOWN IN THE LEGEND OF SHEET 2 OF THIS PARTITION.
THE BASIS OF BEARINGS FOR THIS PARTITION WAS THE EASTERLY
RIGHT-OF-WAY LINE OF HARMON BOULEVARD AS MEASURED BETWEEN THE FOUND
MONUMENTS AT THE NW CORNER OF LOT 5 AND THE NW CORNER OF LOT 2, BLOCK
8, HIGHLAND ADDITION AS SHOWN ON SHEET 2 OF THIS PARTITION.
I FOUND NO MONUMENTS AT THE BOUNDARY OF THE SUBJECT PARCEL. THERE
HAVE BEEN MAJOR SITE IMPROVEMENTS SINCE THE LAST RECORD SURVEY AND
THE BOUNDARY MONUMENTS HAVE BEEN DESTROYED.
TO ESTABLISH THE WESTERLY RIGHT-OF-WAY LINE OF HARMON BOULEVARD, I
HELD THE LINE PARALLEL TO THE EASTERLY RIGHT-OF-WAY LINE OF HARMON
BOULEVARD FROM A 5/8" IRON ROD HELD AS THE SE CORNER OF THAT PROPERTY
IDENTIFIED AS PARCEL B PER (R2). GIERING SETA 3/4" IRON PIPE AT THIS CORNER
PER. (R2). THE IRON PIPE WAS NOT FOUND, BUT SINCE THE 5/8" IRON ROD FIT
RECORD DIMENSIONS WELL, I ACCEPTED IT AS THE PARCEL CORNER.
TO ESTABLISH THE SOUTH RIGHT-OF-WAY LINE OF GALVESTON AVENUE, I
MEASURED THE NORTH RIGHT-OF-WAY LINE BETWEEN THE FOUND MONUMENTS AT
THE SW CORNER OF BLOCK 1, HIGHLAND ADDITION AND THE SW CORNER OF BLOCK
3, HIGHLAND ADDITION. I THEN OFFSET THE NORTH RIGHT-OF-WAY LINE THE
RECORD RIGHT-OF-WAY WIDTH OF 80.00 FEET TO THE SOUTH. I FOUND NO
MONUMENTS ON THE NORTH RIGHT-OF-WAY LINE OF GALVESTON AVENUE BETWEEN
THOSE MEASURED TO ESTABLISH SAID LINE.
TO ESTABLISH THE EAST RIGHT-OF-WAY LINE OF COLUMBIA STREET, I OFFSET
60.00 FEET EASTERLY THE WEST RIGHT-OF-WAY LINE AS MEASURED BETWEEN THE
MONUMENTS FOUND AT SOUTHEAST CORNER OF LOT 11, BLOCK 6 AND THE
SOUTHEAST CORNER OF LOT 17, BLOCK 6, HIGHLAND ADDITION.
TO ESTABLISH THE SOUTH LINE OF THE SUBJECT LANDS, I HELD A LIME
PARALLEL TO THE SOUTH RIGHT-OF-WAY LINE OF GALVESTON AVENUE FROM THE
SW CORNER OF THE SUBJECT LAND AND INTERSECTED SAID LINE WITH THE
WESTERLY RIGHT-OF-WAY LINE OF HARMON BOULEVARD.
THE LOT LINES BETWEEN LOT 1, LOT 2, AND THE NORTHERLY 25 FEET OF LOT 3,
BLOCK 6 HIGHLAND ADDITION WERE ELIMINATED PER THIS SURVEY.
HEREIN DESCRIBED LAND CONTAINS 20,105 SQUARE FEET, MORE OR LESS.
