WE WERE RETAINED BY RIVER'S EDGE INVESTMENTS, LLC TO MONUMENT THE ADJUSTED BOUNDARY
LINE BETWEEN TAX LOTS 171229A000605 AND 171229A000604, AS APPROVED BY THE CITY OF BEND PER
TYPE 1 ADMINISTRATIVE DECISION PROJECT NUMBER PL20-0817, MAILED FEBRUARY 17, 2021.
ADJUSTED TAX LOT 605 WAS ESTABLISHED BY RETRACING THE ADJACENT PLATTED LANDS AND THE
RIGHT OF WAY OF MT. WASHINGTON DRIVE. THE REMAINDER OF TAX LOTS 604 AND 605 BEYOND THE
ADJUSTED LINE BETWEEN THEM WAS NOT SURVEYED.
THE NORTHERLY RIGHT OF WAY LINE OF MT. WASHINGTON DRIVE WAS ESTABLISHED BY HOLDING THE
FOUND MONUMENTS PER (r5) ALONG THE CENTERLINE RECORD RADIUS (r1) AND OFFSETTING THIS
CENTERLINE THE RECORD 40 FEET (2). THIS RESULTING NORTHERLY RAN LINE FITS THE FOUND 3"
BRASS CAP PER (r1) AT THE EASTERLY END AND THE FOUND MONUMENT PER (2) AT THE
SOUTHWESTERLY END. THE 2 REMAINING MONUMENTS FOUND (WITH DAMAGED CAPS) ALONG THE
NORTHERLY R/W LINE PER (r1) DID NOT FIT THE R/W VERY WELL AND THUS WERE NOT HELD FOR
ESTABLISHING THE R/W.
THE NORTHWESTERLY BOUNDARY OF ADJUSTED TAX LOT 605 WAS ESTABLISHED BY HOLDING THE
FOUND MONUMENTS PER (6) AND (r4) AS SHOWN. THE EASTERLY LINE OF TAX LOT 605 WAS
ESTABLISHED BY HOLDING THE FOUND MONUMENT FOR THE 10' REFERENCE (r1) TO THE WESTERLY
CORNER OF LOT 1, RIVER'S EDGE VILLAGE PHASE II (r1) AND GIVING CLUBHOUSE DRIVE ITS RECORD 22
FEET.
PER THIS SURVEY, MONUMENTS WERE SET AT THE CORNERS OF THE ADJUSTED LINE PER THE
