THE THREE NORTHERLY ODOT MONUMENTS CREATE THE LIMITS OF WESTERLY R/W BASED ON THE WARRANTY DEED RECORDED AS 2005-8500 OF DESCHUTES COUNTY OFFICIAL RECORDS. MY MEASURED DISTANCE FROM THE NORTHERLY ODOT POINT TO THE SOUTHERLY ODOT POINT ON SPRUCE AVENUE MATCHED ODOT RECORD DISTANCE, INVERSING BETWEEN COORDINATE VALUES, TO 0.02' (1062.91' MEASURED, 1062.93' RECORD) I CALCULATED RECORD BEARINGS AND DISTANCES BETWEEN THESE MONUMENTS USING COORDINATES LISTED ON ODOT METRIC SURVEYS BY PAT MARQUIS (R3) AND JULES WETZEL (R5), AND ROTATED TO MATCH MY BASIS OF BEARINGS I SHOW ONLY RECORD STATIONING AND CENTERLINE OFFSETS FOR THESE MONUMENTS, BUT SHOW MEASURED BEARING AND DISTANCES BETWEEN THEM TO COMPARE WITH RECORD BEARINGS AND DISTANCES BASED ON COORDINATES I ALSO USED RECORD COORDINATES FROM SURVEYS (R3) AND (R5) TO ESTABLISH THE LOCATION OF THE MISSING CURVE POINT SET BY LYNN BRUNO IN (Rl) ALONG THE WESTERLY R/W. THIS POINT IS SET AT 45 FEET OFF OF A CENTERLINE ALIGNMENT CALLED "EXTG.q" IN (R5), PER THE WARRANTY DEED RECORDED DECEMBER 14, 1989 IN BOOK 198, PAGE 2023 OF DESCHUTES COUNTY RECORDS. I HELD RECORD RADIUS FROM THIS POINT TO THE ODOT MONUMENT AT THE CENTERLINE OF SPRUCE AVENUE TO ESTABLISH THE REMAINDER OF THE HIGHWAY OFFRAMP R/W. I HELD A LINE THROUGH THE MONUMENT AT THE SOUTHWEST CORNER OF SAID 2020-33098 PROPERTY AND 30 FEET NORTHERLY FROM THE ODOT MONUMENT AT THE CENTERLINE OF SPRUCE AVENUE TO ESTABLISH THE NORTH R/W OF SPRUCE AVENUE. I HELD RECORD DISTANCE OF 355.00 FEET ALONG THIS LINE AND RECORD CURVE DISTANCE OF 73.18 ALONG THE WESTERLY R/W OF THE HIGHWAY OFFRAMP, PER DEED OF DEDICATION No. 2004-62619 (Dl) TO ESTABLISH THE ANGLE POINTS ALONG THE SOUTHEASTERLY CORNER OF THIS PROPERTY. I HELD A LINE FROM THE MONUMENT AT THE NORTHWEST CORNER OF SAID 2020-33098 PROPERTY AND THE ROTATED COORDINATES OF POINT #1209 FROM WETZEL'S (R5) SURVEY TO ESTABLISH MY NORTH LINE, AND INTERSECTED THIS LINE WITH A LINE BETWEEN THE FOUND ODOT MONUMENTS ON EACH SIDE TO ESTABLISH THE NORTHEAST CORNER OF SAID 2020-33098 PROPERTY.
