HomeMy WebLinkAboutSurvey 20582RECORD OF SURVEY NARRATIVE WE WERE RETAINED BY KENEDY WILSON TO PREPARE AN ALTA/NSPS LAND TITLE SURVEY, INCLUDED RE-MONUMENTING PROPERTY CORNERS, OF THE LANDS AS DESCRIBED IN BARGAIN AND SALE DEED, RECORDED APRIL 1, 2005 AS INSTRUMENT NO. 2005-19626, DESCHUTES COUNTY OFFICIAL RECORDS, VESTED IN MCKENZIE CREEK DEVELOPMENT, LLC. THIS RECORD OF SURVEY WAS PREPARED TO SATISFY APPLICABLE SECTIONS OF ORS.209.250. I WAS ABLE TO RECOVER SUFFICIENT MONUMENTATION , WHICH I COMBINED WITH THE RECORD REFERENCES TO RESOLVE THE BOUNDARIES AS REPORTED HEREON. NORTH LINE WITH THE EXCEPTION OF CURVE 1, THE NORTH LINE IS PARALLEL WITH AND 60.00 FEET SOUTHERLY OF THE NORTHERLY LINE OF SW INDUSTRIAL WAY, I HELD THE RECOVERED MONUMENTS ALONG SAID NORTHERLY LINE OF SW INDUSTRIAL WAY, THEN OFFSET THIS ALIGNMENT 60.00 FEET SOUTHERLY TO ESTABLISH THE NORTH LINE. THIS ALIGNMENT AGREED WITH THE MONUMENTS RECOVERED ALONG THE NORTH LINE WITH THE EXCEPTION OF ONE, WHICH WAS FOUND TO BE BENT. EAST LINE, NORTHERLY DIVISION STREET SEGMENT THE EAST LINE IS IDENTICAL WITH THE WESTERLY RIGHT OF WAY LINE OF DIVISION STREET. AS PER (R2) THIS WESTERLY RIGHT OF WAY LINE IS NOT PARALLEL WITH THE CENTERLINE. I HELD A TANGENT CURVE (CURVE 4) EASTERLY OUT OF THE NORTH LINE AS DESCRIBED ABOVE, HOLDING THE RECORD RADIUS AND LENGTH PER (R1), WHICH IS IDENTICAL WITH THE RECORD PER (R2). I THEN HELD A TANGENT LINE OUT OF THIS CURVE WHICH AGREED WITH THE RECOVERED MONUMENT PER (R2) AT THE INTERSECTION WITH THE NORTHERLY LINE OF THE FORMER RAILROAD RIGHT OF WAY. EAST LINE, SOUTHERLY DIVISION STREET SEGMENT I ESTABLISHED THIS SEGMENT BY FIRST HOLDING THE BEARING RELATIONSHIP BETWEEN THE DIVISION STREET CENTERLINE AND WESTERLY RIGHT OF WAY LINE PER (R2). I THEN HELD THE CENTERLINE COURSE AND PLACED IT ON THE RECOVERED MONUMENT PER (R2) AT THE INTERSECTION OF SAID WESTERLY RIGHT OF WAY LINE WITH THE FORMER RAILROAD RIGHT OF WAY. EAST LINE, FORMER RAILROAD RIGHT OF WAY THE RECORD REFERENCED REPORTED HEREON UTILIZED THE EXISTING TRACKS TO ESTABLISH THE CENTERLINE. THE TRACKS ARE GONE, THEREFORE I HELD THE ANGLE RELATIONSHIP AND COURSES PER (R1) TO ESTABLISH THIS CENTERLINE WHICH AGREED WITH THE RECORD AND RECOVERED MONUMENTATION. SOUTH LINE, EAST SEGMENT THE SOUTH LINE IS IDENTICAL WITH THE NORTH LINE OF UPPER TERRACE, PHASE I. 1 ESTABLISHED THIS LINE BY HOLDING THE RECOVERED MONUMENTS OF RECORD, WHICH ALL AGREE WITH EACH OTHER EXCEPT AS REPORTED IN DETAIL A. I EXTENDED THIS LINE WESTERLY TO INTERSECT WITH THE SOUTH LINE, WEST SEGMENT AS DESCRIBED BELOW. SOUTH LINE, WEST SEGMENT I RECOVERED TWO MONUMENTS OF RECORD PER (R4) ALONG THIS LINE, WHICH I HELD. THIS SEGMENT WAS THEN EXTENDED EAST TO CLOSE WITH THE SOUTH LINE, EAST SEGMENT AS DESCRIBED ABOVE. IN ADDITION, THIS SEGMENT WAS EXTENDED WEST THE RECORD DISTANCE OF 189.62 FEET PER (R3) TO CLOSE ON THE WEST LINE AS DESCRIBED BELOW. WEST LINE THE WEST LINE IS IDENTICAL WITH THE EAST LINE OF NORTHSIDE TERRACE. I HELD THE TERMINUS OF THE SOUTH LINE, WEST SEGMENT AS DESCRIBED ABOVE THROUGH THE RECOVERED NORTHEAST CORNER OF NORTHSIDE TERRACE.
