NARRATIVE:
THE PURPOSE OF THIS SURVEY WAS TO MONUMENT A LOT
CONSOLIDATION OF LOTS 5 & 10, BLOCK 16, CASPER MOBILE ACRES,
LOCATED IN THE NE 1/4 OF THE NW 1/4 OF SECTION 15, TOWNSHIP 15
SOUTH, RANGE 13 EAST, WILLAMETTE MERIDIAN, CITY OF REDMOND,
DESCHUTES COUNTY, OREGON APPROVED BY THE CITY OF REDMOND
IN LAND USE FILE #711-21-000094-PLNG (LLA).
A SEARCH WAS MADE FOR MONUMENTS SET DURING THE PLAT OF
CASPER MOBILE ACRES. I WAS ABLE TO FIND THE NORTHEAST AND
SOUTHEAST CORNERS OF LOT 5, BLOCK 16 AND THE NORTHEAST
CORNER OF BLOCK 16. THESE FIT RECORD DIMENSIONS WELL. THE
CORNERS COMMON TO LOT 5 AND 10 WERE SEARCHED FOR AND NOT
FOUND. THE NORTHWEST AND SOUTHWEST CORNERS OF LOT 10 WERE
SEARCHED FOR AND NOT FOUND. THIS I BELIEVE WAS DUE TO ROAD
CONSTRUCTION OF NW 8TH STREET AND RELATED UTILITY
CONSTRUCTION AS THE FRONTAGE OF IS IN ROUGHLY THREE FEET OF
CUT.
I HELD THE FOUND NORTHEAST AND SOUTHEAST CORNERS OF LOT 5,
BLOCK 16 AND USED THESE AS THE BASIS OF BEARINGS. I THEN HELD
RECORD BEARINGS ON THE NORTH AND SOUTH LINES OF LOTS 5 AND
10, AND RECORD BEARING AND DISTANCE ALONG THE WEST LINE OF
LOT 10. THE DISTANCES FOR THE NORTH AND SOUTH LINES HAD TO BE
ELONGATED AS SHOWN TO MATHEMATICALLY CLOSE. I EXCEPTED OUT
THE EASTERLY 10.00 FEET OF LOT 5 PER DOCUMENT NO.2021-13296
I THEN REMOVED THE COMMON PROPERTY LINE AND SET MONUMENTS
AS SHOWN AS DIRECTED BY MY CLIENT AND IN ACCORDANCE WITH
SAID LAND USE APPROVAL.
THE BASIS OF BEARINGS IS S 0006'00" E ALONG THE EAST LINE OF THE
SUBJECT PROPERTY BETWEEN FOUND MONUMENTS AS SHOWN PER
CASPER MOBILE ESTATES.
