SURVEYOR'S NARRATIVE:
THE PURPOSE OF THIS SURVEY IS TO PERFECT THAT CITY OF BEND
PROPERTY LINE ADJUSTMENT, PROJECT NUMBER PLPLAM20210685. THE
PROPERTY LINE ADJUSTMENT IS BETWEEN LOT 4, HAWKEYE AND LOT 1
ALTURA, BOTH PROPERTIES OWNED BY JOHN ANDERSCH AND DESCRIBED IN
WARRANTY DEED RECORDED JUNE 7, 20212 IN BOOK 2021, PAGE 34534,
AND BOOK 2021, PAGE 34535, DESCHUTES COUNTY OFFICIAL RECORDS.
ALONG THE NORTH LINE OF LOT 4 HAWKEYE, WE FOUND AND HELD THE NAIL
AND WASHER COMMON TO THE NE CORNER OF LOT 1 AND NW CORNER LOT
4 AND THE FOUND IRON ROD AT THE POINT OF CURVATURE OF THE
CENTERLINE OF CONNERS AVENUE. WE HELD THE PLAT DISTANCE FOR THE
ROAD RIGHT OF WAY ALONG THIS NORTH LINE TO ESTABLISH THE NW
CORNER OF LOT 4. WE HELD THE RECORD RADIUS FOR THE CURVE ALONG
THE WEST LINE OF LOT 4. THE SE CORNER OF LOT 4 WAS ESTABLISHED BY
SINGLE PROPORTION FROM THE NAIL AND WASHER AT THE NE CORNER OF
LOT 4 AND FOUND IRON ROD AT THE SE CORNER OF LOT 3, HAWKEYE.
WE HELD THE MONUMENTS FOUND ALONG THE CENTERLINE OF ALTURA DRIVE
AS SHOWN. WE OFFSET THE CURVE (C2) TO ESTABLISH (C3). WE HELD THE
SOUTH END OF (C3) AND THE FOUND IRON ROD AT THE SE CORNER OF LOT
2, ALTURA FOR THE TANGENT ALONG THE EAST LINE OF LOTS 1 AND 2,
ALTURA. THE SE CORNER OF LOT 1 WAS ESTABLISHED BY SINGLE
PROPORTION.
NO UNUSUAL CONDITIONS OR CIRCUMSTANCES WERE ENCOUNTERED DURING
THE COURSE OF THIS SURVEY. MONUMENTS WERE SET FOR THE EXTERIOR
BOUNDARY OF THE NEW ADJUSTED PARCELS AS SHOWN.
BASIS OF BEARINGS AND CONTROL FOR THIS SURVEY IS THE CENTRAL
OREGON COORDINATE SYSTEM (COCS). GPS CALIBRATIONS WERE MADE FROM
THE ORGN BASE STATIONS (INCLUDING BNDM, REDM, LAPN, P387 SISTERS,
PNVL, AND MDRS) WITH TOPCON HIPER GPS. THE CALIBRATION TIES MULTIPLE
COCS POINTS USING PUBLISHED COORDINATES. THE DESCHUTES 13
TRANSFORMATION USES A MOLODENKSY TRANSFORMATION. THE COCS
VERTICAL DATUM IS NGVD 29.
