NARRATIVE
THE PURPOSE OF THIS SURVEY WAS TO LOCATE THE BOUNDARIES OF THE S 1 /2 SW 1 /4 SW 1 /4 NE1 /4 OF
SECTION 10, SUBJECT TO EXCEPTIONS, AS DESCRIBED BY WARRANTY DEED INSTRUMENT NO. 2021-34750 OF
DESCHUTES COUNTY OFFICIAL RECORDS. RESEARCH OF RELEVANT SURVEY RECORDS IN THIS AREA REVEALED
CS01045, CS01051, CS 12028, CS 12586, 3-T INDUSTRIAL PARK (CS 12732), PARTITION PLAT NO. 1998-32
(CS13322), LLA-04-06(D) (CS15976), PARTITION PLAT NO. 2005-02 (CS16240), LLA-05-27 (CS16773)
AND PARTITION PLAT NO. 2007-22 (CS 17280).
RECORD MONUMENTS WERE FOUND AND HELD AT THE CENTER 1/4 CORNER AND AT C-E 1/16 CORNER AS
SHOWN HEREON. THE 1/64 CORNER WAS THEN CALCULATED AT THE MIDPOINT OF THAT LINE. THE 1/64
CORNERS DEFINING THE NORTH LINE OF THE SW1/4 SW1/4 NE1/4 WERE ESTABLISHED BY EXTENDING THE
LINE EAST AND WEST BETWEEN FOUND MONUMENTS SET PER CS16773 AS INDICATED. THE 1/256 CORNERS
WERE THEN CALCULATED PER INSTRUCTIONS.
ROAD RIGHT-OF-WAY DEDICATIONS FOR 9TH STREET AND 11 TH STREET WERE VERY CLEAR PER THE
DOCUMENTS NOTED HEREON. HEMLOCK AVENUE HOWEVER, DOES NOT APPEAR TO HAVE EVER BEEN ENTIRELY
DEDICATED EAST OF THE CENTER 1/4 CORNER. THE REFERENCED VESTING DEED DOES CALL FOR A PARTIAL
DEDICATION GRANTED WHEN HEMLOCK, WEST OF THE CENTER 1/4 CORNER AND 9TH STREET, SOUTH OF THE
1/4 CORNER, WERE DEDICATED AS MCCAFFERY ROAD IN 1964. NEW MONUMENTS WERE SET AT THE
NORTHEAST AND NORTHWEST CORNERS OF THE SUBJECT PROPERTY ALLOWING FOR 9TH AND 11 TH STREET
DEDICATIONS. THE SOUTH BOUNDARY OF THE SUBJECT PROPERTY WAS NOT MONUMENTED. REFERENCE
MONUMENTS WERE PLACED ALONG THE SOUTH LINE BEING OFFSET 30.00 FEET NORTH, ASSUMING THAT AN
OFFICIAL RIGHT-OF-WAY DEDICATION WILL OCCUR AS THE PARCEL DEVELOPS.
