BEARINGS ARE BASED ON THE CENTRAL OREGON COORDINATE SYSTEM AS MEASURED BETWEEN THE SOUTH ONE -SIXTEENTH CORNER OF SECTION 29 (#424) AND THE WEST ONE -QUARTER CORNER OF SECTION 29 (#423), BEING NORTH 00-20'26" WEST, 1324.13 FEET. THE CANAL LATERAL HAS BEEN ABANDONED AND RECENT DEVELOPMENT HAS DESTROYED ANY EVIDENCE OF IT. I HELD THE NORTHERLY BOUNDARY OF SAID CS20166 AS THE CENTERLINE OF SAID CANAL. MOST OF THE MONUMENTATION OF CS20166 HAS BEEN DISTURBED OR DESTROYED. I FOUND TWO MONUMENTS FROM CS20166, #123 & #101, THAT WERE IN GOOD CONDITION AND FIT WITHIN REASONABLE TOLERANCES WITH THE RECORD INFORMATION FROM SAID PLAT. I HELD THE RECORD INFORMATION TO THE MEAN DISTANCE BETWEEN THESE TWO MONUMENTS TO ESTABLISH THE SOUTHERLY BOUNDARY BETWEEN THE WEST LINE OF SECTION 29 AND THE CENTERLINE OF THE CENTRAL OREGON IRRIGATION DISTRICT PILOT BUTTE MAIN CANAL. I ESTABLISHED THE SOUTHEASTERLY BOUNDARY BY HOLDING THE CENTERLINE OF THE CENTRAL OREGON IRRIGATION DISTRICT PILOT BUTTE MAIN CANAL TO THE MIDPOINTS OF THE HIGH WATER MARKS AND CREATING A SINUOUS CURVE AND LINES THROUGH THESE LOCATIONS UP TO THE WESTERLY END OF THE MOST EASTERLY TANGENT OF SAID CANAL. THE EAST END OF SAID TANGENT WAS HELD TO RECORD DATA FROM REPLAT OF LOTS 2-7, BLOCK 3, SUNSHINE ADDITION (CS10034) BY EXTENDING A LINE 39.02 FEET SOUTHEASTERLY FROM THE A LINE BETWEEN MONUMENTS #100 AND #137. THIS METHOD ALSO FIT WITH THE MIDPOINTS THROUGH THIS TANGENT SECTION. IT SHOULD BE NOTED THAT THE CANAL RIGHT OF WAY IN CS10034 STATES A 35 FOOT WIDTH WHEN IT IS ACTUALLY 37.50 FEET FROM THE CALCULATIONS. THE EAST LINE WAS HELD TO THE WESTERLY BOUNDARY OF SAID CS10034 BY HOLDING MONUMENTS #100 AND #117. THE NORTHERLY BOUNDARY IS CALLED OUT AS THE'OLD DALLES-CALIFORNIA HIGHWAYWHICH IS NOW THE RIGHT OF WAY OF SW CANAL BOULEVARD. I HELD THE EASTERLY CENTERLINE CURVE DATA FROM SAID CS10033 PARALLEL WITH AND 30 FEET NORTHWESTERLY FROM MONUMENTS #117 AND #141 FROM SAID CS10034. THE REMAINING PORTION OF THE CENTERLINE WAS HELD PER SOUTH HEIGHTS ADDITION - PLAT NO. 386 (CS09815) OF WHICH THERE IS VERY LITTLE MONUMENTATION REMAINING THAT IS IN GOOD CONDITION. I STARTED BY HOLDING THE WESTERLY PORTION OF THE CENTERLINE PARALLEL WITH AND 40 FEET SOUTHEASTERLY FROM MONUMENTS #145 & #126. 1 THEN HELD RECORD DATA FROM SAID CS09815 FOR CURVE C16. IN ORDER TO MAINTAIN THE POSITION OF THE PC AND PT OF THIS CURVE AND MAKE IT TANGENT, THE RADIUS WAS CHANGED FROM 3086.41 FEET TO 3819.68 FEET. I HELD THE CENTERLINE TANGENT HEADING EAST FROM C16, BUT IN ORDER TO PRESERVE THE HORIZONTAL POSITIONS OF THE PC'S AND PT'S, I MADE IT NON -TANGENT WHERE IT MET CURVE C11 AT ITS WESTERLY END. THE SMALL WESTERLY PORTION OF RIGHT OF WAY ALONG THE WEST LINE OF SECTION 29 WAS HELD TO THE WEST ONE -QUARTER CORNER AND THE WEST ONE -SIXTEENTH CORNER OF SECTION 29. SURVEYOR'S CERTIFICATE: I, JOHN TAYLOR HAGLUND, CERTIFY THAT I HAVE CORRECTLY SURVEYED AND MARKED WITH PROPER MONUMENTS, THE LANDS REPRESENTED ON THIS PARTITION PLAT, BEING A PARTITION OF DOCUMENT NUMBER 2020-02708, DESCHUTES COUNTY OFFICIAL RECORDS, LOCATED IN THE NORTHWEST ONE -QUARTER OF THE SOUTHWEST ONE -QUARTER OF SECTION 29, TOWNSHIP 15 SOUTH, RANGE 13 EAST OF THE WILLAMETTE MERIDIAN, CITY OF REDMOND, DESCHUTES COUNTY, OREGON, AND THAT AT THE INITIAL POINT I SET A 5/8 INCH IRON ROD WITH AN ORANGE PLASTIC CAP INSCRIBED "HHPR INC", MARKING THE INTERSECTION OF THE SOUTHERLY BOUNDARY WITH THE CENTRAL OREGON IRRIGATION'S WESTERLY RIGHT OF WAY (37.50 FEET HALF -WIDTH) OF THE PILOT BUTTE MAIN CANAL. SAID INITIAL POINT BEARS SOUTH 80-23'34" WEST, 15.70 FEET FROM THE NORTHEAST CORNER OF LOT 13, VILLAGE AT RIDGEVIEW PHASE 2.
