WE WERE RETAINED BY ASHLEY & VANCE ENGINEERING TO PREPARE AND MONUMENT THIS PARTITION PLAT, THE LANDS OF WHICH ARE DESCRIBED IN THE
SURVEYOR'S CERTIFICATE. THE PURPOSE OF THIS PARTITION IS TO CREATE PARCELS 1, 2 AND 3, AS APPROVED BY THE CITY OF BEND DECISION FOR
PROJECT NO. PL 20-0721, DATED MARCH 16, 2021.

DUE TO LACK OF EXISTING MONUMENTATION ON THE NORTHERLY AND SOUTHERLY RIGHT OF WAY OF MT. WASHINGTON DRIVE, I UTILIZED THE 5/8" REBAR
SET FOR THE POINT OF CURVATURE PER REFERENCE SURVEY (R1) ON THE NORTHERLY RIGHT OF WAYAND THE 5/8" REBAR WITH YELLOW PLASTIC CAP
MARKED "W&H PACIFIC" AT THE CORNER OF LOT 2 CENTURY WASHINGTON CENTER, PHASE 1, II, III & IV. BY HOLDING THESE TWO MONUMENTS I WAS ABLE TO
COMPUTE THE CENTERLINE OF MT. WASHINGTON DRIVE AND FROM THERE THE NORTHERLY RIGHT OF WAY LINE, IDENTICAL WITH THE WESTERLY LINE OF
SAID LOT 1. THIS ALIGNMENT AGREED WITH THE SOUTHERLY SIDELINES OF CHANDLER AVENUE CONTROLLED BY OTHER EXISTING MONUMENTS OF RECORD
AS REPORTED HEREON.
CHANDLER AVENUE RIGHT OF WAY
I HELD EXISTING MONUMENTATION ON THE WESTERLY RIGHT OF WAY OF CHANDLER AVENUE, BY HOLDING THE RECORD RADIUS OF 540.00, THROUGH THE
SOUTHERLY AND NORTHERN MOST RECOVERED MONUMENTS. THIS CURVE WAS EXTENDED SOUTHERLY BY HOLDING THE RECORD CURVE LENGTH PER
REFERENCE SURVEY (R3). THIS ALIGNMENT WAS THEN OFFSET EASTERLY 30.00' AND 60.00' FOR THE CENTERLINE AND EASTERLY RIGHT OF WAY LINE
RESPECTIVELY AND AGREED WITH THE THE FEW OTHER MONUMENTS RECOVERED AND COURSES PER REFERENCE SURVEY (R3). THE THREE MONUMENTS
FOUND ALONG THE WESTERLY RIGHT OF WAY LINE WERE DESTROYED BY RECENT CONSTRUCTION AND RESET AS SHOWN PER THIS PLAT.
