NARRATIVE
WE WERE RETAINED BY RICK WRIGHT TO SURVEY THE LANDS CONTAINED IN STATUTORY SPECIAL
WARRANTY DEED RECORDED IN INSTRUMENT NO. 1991-12143, OFFICIAL RECORDS.
I RETRACED THE SURVEYS OF RECORD AFFECTING THE SUBJECT PARCEL AND RECOVERED A PORTION
OF THE MONUMENTS OF RECORD. IN ADDITION, AT THE REQUEST OF THE CLIENT, ALL EASEMENTS
AFFECTING THE SUBJECT PARCEL WERE PLOTTED HEREON AS SHOWN PER STATUS OF RECORD TITLE
PREPARED BY AMERITITLE, DATED OCTOBER 27, 2021, TITLE NUMBER 504637AM.
THE NORTHWEST CORNER OF THE SUBJECT PARCEL WAS ESTABLISHED BY HOLDING THE FOUND NAIL IN
ROCK PER (r1) AND THE RECORD DEED DISTANCE OF 310' PER (0), ON LINE WITH THE FOUND MONUMENT
WEST 40' OF THE CORNER PER (r4). THE WEST LINE OF THE SUBJECT PARCEL WAS ESTABLISHED BY
HOLDING THE NEW SET MONUMENT AND THE FOUND CROSS ON ROCK PER (ri) TO THE SOUTH.
THE NORTHEAST CORNER WAS ESTABLISHED BY HOLDING THE TWO 1/2" IRON RODS PER (r2) AND
PROJECTING EAST ON THAT LINE THE RECORD DISTANCE OF 15.00' PER (r2). THE EAST LINE OF THE
SUBJECT PARCEL WAS ESTABLISHED BY HOLDING THE NEW SET MONUMENT AND A BEARING PARALLEL
TO THE WEST LINE PER (r1) AND (r5).
THE RESULTING DISTANCE BETWEEN THE NEWLY ESTABLISHED NORTHWEST AND NORTHEAST CORNERS
IS 450.04' WHICH MATCHES THE RECORD DISTANCE OF 450' PER (r1) AND (r5).
THE MOST NORTHERLY NORTHWEST CORNER WAS ESTABLISHED BY HOLDING THE FOUND BRASS CAP
PER (r3) AND THE RECORD DISTANCE OF 15.00' PER (r2) AND (r3).
AT THE MOST NORTHERLY NORTHEAST CORNER WE FOUND A 1" AXLE PRESUMABLY SET PER EATON PER
CS02512 (r4). THIS CORNER WAS FOUND BY NEWTON PER CS07280 (r3) AND PRESUMABLY REMONUMENTED
WITH A 2-1/2" BRASS CAP. RAY OMAN SUBSEQUENTLY FOUND THIS BRASS CAP IN 1972 AS NOTED IN
CS02526. IN 1976 GEORGE COOK CALLED OUT THE BRASS CAP AS MISSING, PER CS02497 (r2), BUT FOUND
THE AXLE LYING ON ITS SIDE AND RESET THE AXLE BY HOLDING THE RECORD 40.0' FROM THE FOUND
NEWTON BRASS CAPS TO THE WEST. WE FOUND A 2-1/2" BRASS CAP MARKED "RLS 654" NORTHWESTERLY
1.22' FROM THE CORNER WHICH DOES NOT FIT WITH THE OTHER BRASS CAPS PER (6). THE 1" AXLE FITS
THE RECORD POSITION SO THIS WAS HELD.
ALL MONUMENTS SHOWN HEREON AS FOUND WERE HELD UNLESS NOTED OTHERWISE.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS
DETERMINED BY GPS OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN).

AUGUST 24, 1932 IN VOL. 51, PG. 379, DESCHUTES COUNTY OFFICIAL RECORDS. PER THE MERGER
DOCTRINE, THIS EASEMENT IS NO LONGER VALID SINCE THE PARCEL BURDENED BY THE EASEMENT WAS
SUBSEQUENTLY CONVEYED TO THE OWNER OF THE BENEFITTING PARCEL, THEREBY EXTINGUISHING THE
