WE WERE RETAINED BY DESCHUTES COUNTY TO PREPARE AND MONUMENT THIS PARTITION PLAT, THE LANDS OF WHICH
ARE DESCRIBED IN THE SURVEYOR'S CERTIFICATE. THE PURPOSE OF THIS PARTITION IS TO CREATE PARCELS 1 AND 2, AS
APPROVED BY THE CITY OF REDMOND DECISION FOR PROJECT NO.711-21-000264-PLNG (RMP) DATED DECEMBER 22, 2021
AND DESCHUTES COUNTY DECISION FOR PROJECT NO.247-21-000865-MP DATED JANUARY 20, 2022.
THIS PARTITION PLAT IS A REPLAT OF A PORTION OF PARCEL 1 PER PARTITION PLAT NO.2001-29 WHICH WAS SUBSEQUENTLY
ADJUSTED PER CITY OF REDMOND LOT LINE ADJUSTMENTS LLA 01-07(D) AND LLA 04-06(D). PARCEL 1 PER THIS PLAT IS BEING
CREATED IN ORDER TO TRANSFER PROPERTY FROM DESCHUTES COUNTY LANDS TO THE CITY OF REDMOND. PARCEL 2 PER
THIS PLAT IS THE REMAINING DESCHUTES COUNTY LANDS AND IS UNSURVEYED.
I RETRACED THE SURVEYS OF RECORD AFFECTING THE NEW PARCEL 1 CREATED THIS PLAT AND RECOVERED NEARLY ALL
OF THE MONUMENTS NECESSARY TO SUBDIVIDE THE RELEVANT SECTIONS 11 & 14 AND DETERMINE THE BOUNDARIES OF
THE NEW PARCEL 1. ALL MONUMENTS SHOWN WERE HELD UNLESS NOTED OTHERWISE.
ONE OF THE CORNERS FOUND MISSING WAS THE S 1/16 CORNER BETWEEN SECTIONS 10 & 11. THIS CORNER WAS SET PER
SURVEY BY ROBERT POVEY IN CS01051 (r6). IN THAT SURVEY, MR. POVEY ESTABLISHED THE 1116 CORNER BY SETTING A 314"
IRON PIPE W/CAP AT THE MID -POINT BETWEEN THE FOUND SECTION CORNER AND QUARTER CORNER. HE ALSO MARKED
OUT 2 BEARING TREES AS ACCESSORIES AND REPORTED THOSE IN HIS SURVEY. IN LIEU OF THE MISSING 3/4" IRON PIPE WE
FOUND AND TIED THE 2 BEARING TREES AND COMPUTED THE CORNER POSITION BASED ON THE RECORD DISTANCES FROM
THE BEARING TREES REPORTED PER CS01051. I FOUND THIS COMPUTED POSITION TO MATCH VERY CLOSELY (+/- 0.01')TO
THE MID -POINT BETWEEN THE SECTION CORNER AND QUARTER CORNER (ALSO FOUND PER THIS SURVEY). I SET A NEW
MONUMENT AT THIS MID -POINT.
THE SOUTH QUARTER CORNER OF SECTION 14 WAS NOT FOUND THIS SURVEY, HOWEVER WE DID RECOVER 2 BEARING
TREES AND A REFERENCE MONUMENT PER THE 1949 GLO FIELD NOTES. THE SOUTH 1/4 CORNER WAS COMPUTED FROM
THESE ACCESSORIES AND USED TO SUBDIVIDE SECTION 14, AS SHOWN HEREON.
ALL THE REMAINING MONUMENTS NECESSARY FOR SUBDIVIDING SECTIONS 11 AND 14 WERE FOUND AND HELD PER THE
SURVEYS OF RECORD.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS DETERMINED BY GPS
OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN).
