THE PURPOSE OF THIS SURVEY WAS TO ESTABLISH THE OUTER BOUNDARY OF THE LANDS DESCRIBED
IN STATUTORY WARRANTY DEED INSTRUMENT NUMBER 2006-7557, STATUTORY WARRANTY DEED
INSTRUMENT NUMBER 2018-16779, AND SPECIAL WARRANTY DEED INSTRUMENT NUMBER 2018-17848,
OFFICIAL RECORDS OF DESCHUTES COUNTY, FOR FUTURE SUBDIVISION.
BEARINGS ARE BASED ON THE CENTRAL OREGON COORDINATE SYSTEM (COCS), DERIVED FROM THE
OREGON REAL-TIME GNSS NETWORK (ORGN), DESCHUTES 13 TRANSFORMATION. THE NORTH LINE OF
THE NORTHEAST ONE -QUARTER OF SECTION 19 BEARS NORTH 89'39'07" EAST.
THE NORTH LINE OF THE NORTHEAST ONE -QUARTER OF SECTION 19, BEING COMMON WITH THE
SOUTHERLY PLAT BOUNDARY LINES OF "GOLDENRAIN" (R5), "GOLDENRAIN FIRST ADDITION" (R6), AND
"GOLDENRAIN 2ND ADDITION" (R8), WAS ESTABLISHED BY HOLDING THE FOUND PLAT MONUMENTATION
ALONG SAID LINE, AND THE FOUND MONUMETATION PER "WAYWEST PROPERTIES" (R11), AND CS12934
(R13). THE POSITION OF THE CALCULATED NORTHEAST CORNER OF SECTION 19, BEING DERIVED BY AN
EXTENSION OF THE ESTABLISHED MONUMENTED LINE, EASTERLY A RECORD DISTANCE OF 114.46 FEET
(PER CS13M (R14)) FROM THE WESTERLY RIGHT-OF-WAY LINE OF THE DALLES-CALIFORNIA
HIGHWAY (US 97), AGREES WITH THE DESCHUTES COUNTY PUBLISHED COORDINATES FOR SAID CORNER
POSITION. THIS SURVEY DID NOT TIE THE SECTION CORNER DUE TO ITS LOCATION RELATIVE TO THE
TRAVEL WAY OF THE HIGHWAY AND THE HIGH VOLUME OF TRAFFIC. THE SECTION CORNER POSITION
WAS CALCULATED AND COMPARED TO PUBLISHED COORDINATES TO VERIFY THE ESTABLISHED LINE. A
SEARCH WAS MADE FOR MONUMENTATION AT THE SOUTHWEST CORNERS OF LOTS 11 AND 12 BLOCK
2, "GOLDENRAIN 2ND ADDITION", BEING WEST THE SUBJECT PROPERTY, HOWEVER NOTHING WAS
FOUND. FENCE CONSTRUCTION AND UTILITY POLES APPEAR TO HAVE DISTURBED THE PLAT
MONUMENTS.
THE WESTERLY RIGHT-OF-WAY LINE OF THE DALLES-CALIFORNIA HIGHWAY (US 97) WAS ESTABLISHED
BY HOLDING THE MONUMETAT10N PER CS05054, AT STATION 129+00 70' RIGHT, AND AT STATION
150+00 92.22' RIGHT. THE ANGLE POINT IN SAID WESTERLY RIGHT-OF-WAY LINE AT STATION 140+00
70' RIGHT, WAS PERPETUATED BY HOLDING RECORD STATION AND OFFSET. SAID RIGHT-OF-WAY
COMMON WITH THE SUBJECT PROPERTY WAS CONVEYED TO THE STATE OF OREGON PER WARRANTY
DEED VOLUME 159, PAGE 2784, RECORDED MARCH 14, 1988, OFFICIAL RECORDS OF DESCHUTES
COUNTY.
THE SOUTH LINE OF STATUTORY WARRANTY DEED INSTRUMENT NUMBER 2006-7557 WAS ESTABLISHED
BY HOLDING THE PLAT MONUMENT PER "RIVER BEND ESTATES" (139) LOCATED AT THE SOUTHWEST
CORNER OF THE SUBJECT PROPERTY, AND HOLDING THE MONUMENT PER CS12934 (R13) LOCATED
NEAR THE WESTERLY RIGHT-OF-WAY OF THE DALLES-CALIFORNIA HIGHWAY (US 97). THE PLAT
MONUMENT IS ORIGINAL AND LONG STANDING WHICH HAS BEEN RELIED UPON BY PAST SURVEYS OF
THE SUBJECT PROPERTY AND SURROUNDING LANDS. THE MONUMENT PER CS12934 WAS HELD FOR
ESTABLISHING THE BEARING OF SAID SOUTH LINE, SAID MONUMENT IS LONG STANDING (OVER 20
YEARS).

THE WEST LINE OF STATUTORY WARRANTY DEED INSTRUMENT NUMBER 2006-7557 WAS ESTABLISHED
BY HOLDING THE FOUND MONUMENTATION PER "RIVER BEND ESTATES" (R9) AND THE MONUMENT PER
CS12934 (R13). THE PLAT MONUMENTION PER "RIVER BEND ESTATES" ARE ORIGINAL MONUMENTS
THAT HAVE BEEN RELIED UPON AND WAS HELD BY CS12934 FOR ESTABLISHING THE WESTERLY LINE
OF THE SUBJECT PROPERTY.
THE WESTERLY LINE OF STATUTORY WARRANTY DEED 2018-16779 AND SPECIAL WARRANTY DEED
