HomeMy WebLinkAboutSurvey 20828SURVEYOR'S NARRATIVE THE PURPOSE OF THIS SURVEY IS TO REPLAT LOTS 13-16, BLOCK 142, SECOND ADDITION TO BEND PARK, CITY OF BEND, DESCHUTES COUNTY, OREGON, AS APPROVED IN CITY OF BEND FILE NUMBER PL20-0767, AND AS REQUESTED BY OUR CLIENT, HIATUS CAPITAL FUND LLC. CONTROL FOR THIS SURVEY WAS BASED ON THE RECORDED SURVEYS REFERENCED ON THIS PLAT, AND SURVEY MONUMENTS SHOWN HELD AND SET ON THIS PLAT OF SURVEY. IRON PIPES OF NO RECORD WERE FOUND AT THE SOUTHWEST CORNER OF LOT 13 AND THE SOUTHEAST CORNER OF LOT 15, THE DISTANCE BETWEEN THE TWO OF WHICH FIT WELL WITH RECORD PLAT DATA; THESE IRON PIPES WERE HELD IN THEIR FOUND POSITIONS, AND ALSO SERVE AS THE BASIS OF BEARINGS FOR THIS SURVEY. NO OTHER MONUMENTS ALONG THE PLAT BOUNDARY WERE FOUND AFTER A DILIGENT SEARCH. SEVERAL MONUMENTS ON THE NORTH SIDE OF BLOCK 153 WERE FOUND. WE ALSO FOUND A CAPPED IRON ROD AT THE NORTHWEST CORNER OF BLOCK 152; NUMEROUS RESURVEYS IN THE AREA HAVE HELD THIS MONUMENT, AND WE HAVE DONE THE SAME. WE HELD THE NORTHWEST CORNER OF BLOCK 152 AND A CROSS SCRIBED INTO CONCRETE BY RUSS KARL AT THE NORTHEAST CORNER OF LOT 5 IN ORDER TO DETERMINE THE SOUTH RIGHT-OF-WAY LINE OF ROOSEVELT AVENUE, AND USING NORMAL PROPORTIONING THEREBY CALCULATED THE NORTHEAST CORNER OF BLOCK 153, OF WHICH A LEANING IRON PIPE AND BOLT LAYING ON THE GROUND WERE FOUND VERY CLOSE BY, CORROBORATING OUR POSITION. NO SURVEY MONUMENTS WERE FOUND ON THE EAST LINE OF BLOCK 142. THE TWO MONUMENTS SET BY DAVE CLONINGER ON THE EAST LINE OF LOT 1 HAVE SUBSEQUENTLY BEEN DESTROYED BY SIDEWALK CONSTRUCTION. WE THEREFORE FOUND AND HELD AN IRON PIPE SET BY JOHN EATON AT THE SOUTHEAST CORNER OF BLOCK 134, THEREBY ESTABLISHING THE EAST LINE OF OF BLOCK 142. PROJECTING THE SOUTH LINE OF LOTS 13-15 EASTERLY TO THIS EAST LINE OF BLOCK 142 REESTABLISHES THE SOUTHEAST CORNER OF SAID BLOCK, THE SOUTH LINE OF WHICH FITS VERY WELL WITH RECORD RIGHT -OF -WIDTH OF ROOSEVELT AVENUE. SEVERAL MONUMENTS WERE FOUND ALONG THE NORTH LINE OF THE PLATTED ALLEY TO THE NORTH OF THE SUBJECT REPLAT. WE HELD THE SHAFT OF A MAG NAIL SET BY TIM CHAPMAN AT THE SOUTHWEST CORNER OF LOT 4 (PARTITION PLAT 2008-54) AND IN CONJUNCTION WITH THE HELD IRON PIPE AT THE SOUTHWEST CORNER OF LOT 13 THEREBY REESTABLISHED THE WEST LINE OF SAID LOT. WE ALSO HELD CHAPMAN'S AFOREMENTIONED MAG NAIL AND A CAPPED IRON ROD SET BY CLONINGER AT THE SOUTHEAST CORNER OF LOT 2 (PARTITION PLAT 2018-36) TO REESTABLISH THE NORTH LINE OF THE PUBLIC ALLEY RIGHT-OF-WAY, AND THEN OFFSET THIS LINE BY RECORD DISTANCE TO DETERMINE THE SOUTH LINE OF THE PUBLIC ALLEY, WHICH COINCIDES WITH THE NORTH LINE OF THE SUBJECT REPLAT. EXTENDING THIS LINE WESTERLY AND EASTERLY REESTABLISHES THE NORTHWEST AND NORTHEAST CORNERS OF THE PLAT BOUNDARY. THE BOUNDARIES OF THE PLAT THUS ESTABLISHED, THE PROPERTY WAS THEN SUBDIVIDED INTO LOTS AS SHOWN. MONUMENTS FOUND AND SET DURING THE COURSE OF THIS SURVEY ARE SHOWN ON THIS SUBJOINED PLAT OF SURVEY. NO UNUSUAL CONDITIONS WERE NOTED. SURVEYOR'S CERTIFICATE I, CHRISTOPHER R.
