THE PURPOSE OF THIS SURVEY IS TO MONUMENT THE BOUNDARY OF THAT
THAT BOTH THESE RECOVERED MONUMENTS WERE FROM THE EDWARD'S SURVEY (R5). IN 1992, ROBERT
PROPERTY (HEREINAFTER REFERRED TO THE SUBJECT PROPERTY)
M. KARL. PLS, PERFORMED A RETRACEMENT SURVEY OF TAX LOT 181204BC07500 (ADJACENT PROPERTY
COMPRISED OF TAX LOTS 181204BC07600 & 181204BC07601 AS DESCRIBED IN
TO THE NORTH) AS DETAILED ON COUNTY SURVEY NO. 11279 (R7). KARL DID NOT RECOVER ANY OF
THAT STATUTORY WARRANTY DEED RECORDED APRIL 18, 2022 AS
EDWARD'S MONUMENTS ALONG THE COMMON PROPERTY LINE PER COUNTY SURVEY NO.05437 (R5), AND
INSTRUMENT NO. 2022-15999 . THE SUBJECT PROPERTY ENCOMPASSES LOTS
SET HIS OWN MONUMENTS. KARL'S MONUMENTS AT THE SOUTHWEST CORNER OF LOT 12 (NORTHWEST
17 THROUGH 22, BLOCK 80, BEND PARK, RECORDED AUGUST 1, 1918 IN PLAT
CORNER OF LOT 21) AND SOUTHEAST CORNER OF LOT 12 WERE RECOVERED IN GOOD CONDITION
CABINET A, PAGE 11, RECORDS OF DESCHUTES COUNTY, OREGON.
DURING THIS SURVEY, BUT THE DISTANCE BETWEEN THE MONUMENTS EXCEEDS THE PLATTED
DIMENSION BY A DISTANCE OF 0.78'. DIMENSIONS FROM INTER -RELATED 1/2" DIAMETER IRON RODS FROM
THE SUBJECT PROPERTY BOUNDARY WAS LAST RETRACED IN 1973 BY DARREL
COOK'S SURVEY (R4) RECOVERED ALONG THE NORTHEASTERLY LINE OF LOT 12 CORROBORATE KARL'S
W. EDWARDS, PLS AS SHOWN ON COUNTY SURVEY NO. 05437 (R5). BOUNDARY
MONUMENT MARKING THE SOUTHEAST CORNER OF LOT 12. LACKING BETTER EVIDENCE AND BASED ON
DIMENSIONS SHOWN ON THIS SURVEY REFLECT THE ORIGINAL DIMENSIONS
CURRENT OCCUPATION EVIDENCE ALONG THIS LINE, KARL'S MONUMENT MARKING THE NORTHWEST
FROM THE PLAT OF BEND PARK (R1). DURING A SURVEY OF THE COMMON LINE
CORNER OF LOT 21 WAS ALSO HELD DESPITE THIS DISTANCE DISCREPANCY.

DIAMETER IRON ROD AT THE NORTHEAST CORNER OF LOT 22 (COINCIDENT
NO BOUNDARY MONUMENTATION WAS RECOVERED ALONG THE SOUTH LINE OF THE SUBJECT PROPERTY
WITH THE NORTHEAST CORNER OF THE SUBJECT PROPERTY) AND A PK NAIL
DURING THIS SURVEY. TO CONTROL THE SOUTH LINE OF THE SUBJECT PROPERTY, A RECOVERED 3/4"
IN THE FOOTING OF A FENCE FOR THE SOUTHEAST CORNER OF LOT 12, AS
DIAMETER IRON PIPE MARKING THE SOUTHEASTERLY END POINT OF THAT 20' RADIAL CURVE IN THE
SHOWN ON COUNTY SURVEY NO. 05436 (R4). COOK STATES
NORTHEASTERLY QUADRANT OF THE INTERSECTION BETWEEN SE WILSON AVENUE AND SE 4TH STREET

WAS HELD. THE RECORD RIGHT-OF-WAY WIDTH OF 60.00' FOR SE WILSON AVENUE WAS HELD FROM A
RECOVERED MONUMENT SHOWN ON COUNTY SURVEY NO.05644 (R6) BY DAVID B. ARMSTRONG, PLS,
MARKING THE NORTHERLY CORNER COMMON TO LOTS 6 AND 7, BLOCK 130, SECOND ADDITION TO BEND
PARK, IN ORDER TO CALCULATE THE BEARING OF THE SOUTH LINE OF THE SUBJECT PROPERTY.
A REFERENCE LINE WAS FORMED BETWEEN A RECOVERED KARL MONUMENT PER (R7) MARKING THE
NORTHEASTERLY END POINT OF THAT 50' RADIAL CURVE IN THE SOUTHEASTERLY QUADRANT OF THE
INTERSECTION BETWEEN SOUTH 3RD STREET AND SE YEW LANE, AND A POINT ON THE SOUTH LINE OF
THE SUBJECT PROPERTY LYING 430.00' WESTERLY OF THE RECOVERED 3/4" DIAMETER PIPE DESCRIBED
ABOVE TO CONTROL THE BEARINGS OF THE NORTH -SOUTH LOT LINES COMPRISING THE SUBJECT
PROPERTY. THIS REFERENCE LINE WAS THEN OFFSET WESTERLY 50.00, TO CALCULATE THE THE
EASTERLY RIGHT-OF-WAY LINE FOR SE 3RD STREET. THE WESTERLY LINE OF LOT 21 WAS CALCULATED
BY HOLDING THE RECOVERED MONUMENT AT THE NORTHWEST CORNER OF LOT 21, AND EXTENDING THE
FOUND 1 /2" DIA.
BEARING OF THE ABOVE DESCRIBED REFERENCE LINE SOUTHERLY TO THE POINT OF INTERSECTION
IRON ROD (R4)
WITH THE CALCULATED SOUTHERLY PROPERTY LINE (NORTHERLY RIGHT-OF-WAY LINE FOR SE WILSON
AVENUE), THUS FORMING THE SOUTHERLY CORNER COMMON TO LOTS 20 & 21.

THE SOUTHERLY ENDPOINT OF THE EASTERLY LINE OF LOT 22 WAS COMPUTED BY PROPORTIONING
BETWEEN THE CALCULATED SOUTHWEST CORNER OF LOT 21 AND THE 3/4" DIAMETER IRON PIPE
DESCRIBED ABOVE. TO PRESERVE THE ORIGINALLY INTENDED RECTANGULARITY WITHIN THE PLAT, THE
REFERENCE LINE BEARING WAS THEN EXTENDED NORTHERLY FROM THIS POINT TO CALCULATE THE
