HomeMy WebLinkAboutSurvey 20887SURVEYOR'S NARRATIVE THE PURPOSE OF THIS SURVEY IS TO REPLAT PARCEL 2 OF PARTITION PLAT NO. 1991-9, CITY OF BEND, DESCHUTES COUNTY, OREGON, AS APPROVED IN CITY OF BEND FILE NUMBER PZ-20-0726, AND AS REQUESTED BY OUR CLIENT. BEND-REDMOND HABITAT FOR HUMANITY. CONTROL FOR THIS SURVEY WAS BASED ON THE RECORDED SURVEYS REFERENCED HEREIN, AND THE SURVEY MONUMENTS SHOWN AS HELD AND SET ON THIS PLAT OF SURVEY. THREE OF THE FOUR EXTERIOR PLAT BOUNDARY SURVEY MONUMENTS WERE FOUND IN GOOD CONDITION AND HELD IN THEIR FOUND POSITIONS. THE SOUTHEAST PLAT BOUNDARY CORNER WAS NOT FOUND, AND WAS PRESUMABLY DESTROYED BY CONSTRUCTION OF THE HOUSE AND SIDEWALK ON NEARBY LOT 10 OF 27TH STREET CROSSING. WE REESTABLISHED THIS CORNER BY HOLDING THE FOUND MONUMENTS AT THE NORTHEAST CORNER OF SAID LOT 10 AND THE SOUTHWEST CORNER OF PARCEL 2 OF PARTITION PLAT NO. 1991-9, AND PROJECTING THE COMMON PLAT BOUNDARY LINE EASTERLY THE RECORD DISTANCE OF 20.00 FEET. THE BOUNDARIES OF THE PLAT THUS ESTABLISHED, THE PROPERTY WAS THEN SUBDIVIDED PER THE TENTATIVE PLAN APPROVAL. MONUMENTS FOUND AND SET DURING THE COURSE OF THIS SURVEY ARE SHOWN ON THIS SUBJOINED PLAT OF SURVEY. BASIS OF BEARINGS FOR THIS SURVEY IS THE MEASURED LINE BETWEEN THE NORTHWEST AND SOUTHWEST PLAT BOUNDARY CORNER MONUMENTS, BASED ON GNSS OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK, THE NAD83(2011) EPOCH 2O10.00 DATUM REALIZATION, AND THE CENTRAL OREGON COORDINATE SYSTEM (DESCHUTESI3 TRANSFORMATION). NO UNUSUAL CONDITIONS WERE ENCOUNTERED. SURVEYOR'S CERTIFICATE I, CHRISTOPHER R.
