THE PURPOSE OF THIS SURVEY IS TO PARTITION THAT PROPERTY DESCRIBED IN STATUTORY WARRANTY DEED
2020-42109, DESCHUTES COUNTY OFFICIAL RECORDS. CONTROL FOR THIS SURVEY WAS BASED ON MINOR LAND
PARTITION MP-86-17 (CS03778), THE PLAT OF RIVER CANYON ESTATES (CS15214), AND CS14998, FROM FOUND
MONUMENTS AS CALLED FOR ON THOSE SURVEYS.
THE BASIS OF BEARINGS FOR THIS SURVEY IS A LINE BETWEEN THE RECORD MONUMENTS FOUND ON THE EAST LINE OF
PARCEL 1 OF MP-86-17, AS CALLED FOR ON SAID SURVEY, WITH THE BEARING HELD AS CALLED FOR ON (CS03778).
THE NORTH LINE WAS HELD BETWEEN RECORD MONUMENTS FOUND PER (CS03778) AT THE NE AND NW CORNERS, WITH
THE ANGLE POINT ON THE NORTH LINE HELD AS CALLED FOR ON (CS03778) FROM THE NE CORNER.
THE SOUTH LINE WAS HELD AS THE WESTERLY EXTENSION OF A LINE BETWEEN THE RECORD MONUMENTS FOUND AT
THE SOUTH CORNERS OF PARCEL 2, MP-86-17 (CS03778).
THE WEST LINE WAS HELD AS THE WEST DEED LINE, HOLDING RECORD DEED DISTANCE ALONG THE SOUTH LINE FOR
THE SW CORNER, WHICH PRODUCES RECORD DEED DIRECTION ON THE WEST LINE TO THE MONUMENT FOUND AT THE NW
CORNER. NOTE THAT THIS RESOLUTION OF THE WEST LINE IDENTIFIES A GAP BETWEEN THE WEST DEED LINE AND THE
EAST LINE OF RIVER CANYON ESTATES. THIS GAP IS ALSO NOTED ON (R3)(CS14998). DEED CALLS DO NOT PROVIDE A
PROBABLE SURVEY SOLUTION TO RESOLVE THE GAP.
