THE PURPOSE OF THIS SURVEY IS TO SUBDIVIDE THE PROPERTY DESCRIBED IN THE BARGAIN AND SALE
DEED RECORDED AS INSTRUMENT NO. 2009-53069 IN DESCHUTES COUNTY OFFICIAL RECORDS, ALSO
BEING PARCEL 2 OF MINOR LAND PARTITION MP-86-17, CITY OF BEND, DESCHUTES COUNTY, OREGON,
AS APPROVED IN CITY OF BEND FILE NUMBER PLLD20210581, AND AS REQUESTED BY OUR CLIENT, R.D.
BUILDING & DESIGN, LLC.
CONTROL FOR THIS SURVEY WAS BASED ON THE RECORD SURVEYS REFERENCED ON THIS PLAT, AND
SURVEY MONUMENTS SHOWN AS HELD AND SET ON THIS PLAT OF SURVEY. ALL FOUR OF THE ORIGINAL
MONUMENTS ALONG THE EXTERIOR OF THE PLAT BOUNDARY WERE FOUND AND HELD IN THEIR
RESPECTIVE POSITIONS. NO INTERMEDIATE MONUMENTS WERE SET WITH THE ORIGINAL SURVEY ON
THE NORTHERLY BOUNDARY OF PARCEL 2 AS IT FOLLOWS THE DESCHUTES RIVER CANYON RIM, AND
WE THEREFORE ROTATED AND SCALED THESE LINES TO FIT BETWEEN THE FOUND MONUMENTS.
AS NOTED BY JACK CARLSON IN HIS SURVEY OF 2002, THE MONUMENT AT THE SOUTHWEST CORNER OF
PARCEL 21S SOMEWHAT OUT OF RECORD POSITION IN EASTING. HOWEVER, THE MONUMENT IS
ORIGINAL TO MINOR LAND PARTITION MP-86-17, AND WAS FOUND UNDISTURBED AT THE TIME OF THE
INITIAL SURVEY IN 2021, AND WE HELD ITS POSITION AS FOUND ACCORDINGLY. THIS MONUMENT WAS
SUBSEQUENTLY DESTROYED BY UTILITY CONSTRUCTION AND RESET AT ITS FOUND LOCATION.
THE MONUMENT AT THE NORTHEAST CORNER IS A NAIL IN A BOULDER WITH A WASHER TAGGED "PLS
1104" WITH THE ORIGINAL WITNESS POST NEARBY, RATHER THAN THE IRON ROD WITH PLASTIC CAP
MARKED "SCE&S" CALLED FOR IN MINOR LAND PARTITION MP-86-17. PLS 1104 WAS THE REGISTRATION
NUMBER OF JIM TYE, BROTHER OF MICK TYE, SURVEYOR OF RECORD FOR THE SUBJECT PARTITION
PLAT. JIM WAS EMPLOYED BY MICK's COMPANY, SUN COUNTRY ENGINEERING & SURVEYING, AT THE
TIME OF THE SUBJECT PLAT. THIS MONUMENT IS KNOWN TO THE DECLARANT OF PINE SPRINGS, LES
MOMBERT, WHO HAS OWNED PARCEL 2 SINCE 1989 AND RELIED ON THE NAIL AND WASHER AS HIS
PROPERTY CORNER. GIVEN THE EVIDENCE ABOVE, WE FIND IT LIKELY THAT THIS NAIL AND WASHER IS
THE ORIGINAL CORNER MONUMENT AND HAVE HELD IT ACCORDINGLY.
THE BOUNDARIES OF THE SUBJECT PROPERTY THUS ESTABLISHED, THE PROPERTY WAS THEN
SUBDIVIDED INTO LOTS AS SHOWN. MONUMENTS FOUND AND SET DURING THE COURSE OF THIS
SURVEY ARE SHOWN ON THIS SUBJOINED PLAT MAP. BASIS OF BEARINGS FOR THIS SURVEY IS THE
MEASURED LINE BETWEEN THE NORTHEAST AND SOUTHEAST PLAT BOUNDARY CORNER MONUMENTS,
BASED ON GNSS OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK, THE NAD83(2011)
EPOCH 2O10.00 DATUM REALIZATION, AND THE CENTRAL OREGON COORDINATE SYSTEM (DESCHUTES13
TRANSFORMATION). IMPROVEMENTS BELONGING TO THE DECLARANT ON LOT 5 ENCROACH ONTO
PORTIONS OF PARCELS 1 AND 3 TO THE EAST AND WEST, AND THE DECLARANT IS AWARE OF THE
SITUATION. NO OTHER UNUSUAL CONDITIONS WERE NOTED.

I, CHRISTOPHER R. MUNSON, A PROFESSIONAL LAND SURVEYOR REGISTERED IN THE STATE OF
OREGON, BEING FIRST DULY SWORN, DEPOSE AND SAY THAT I OR THOSE UNDER MY DIRECT
SUPERVISION HAVE CORRECTLY SURVEYED AND MARKED WITH LEGAL MONUMENTS THE LANDS SHOWN
ON THIS SUBDIVISION PLAT MAP; THAT THE INITIAL POINT IS A 5/8-INCH IRON ROD WITH AN ORANGE
PLASTIC CAP MARKED "MUNSON & ASSOCIATES" AT THE SOUTHWEST CORNER OF THE PLAT BOUNDARY,
WHICH BEARS NORTH 82023'02" WEST 222.22 FEET FROM A 5/8-INCH IRON ROD WITH ILLEGIBLE YELLOW
PLASTIC CAP MARKING THE INITIAL POINT OF HOLLYGRAPE SUBDIVISION; AND THAT THE FOLLOWING IS
A TRUE AND CORRECT DESCRIPTION OF THE PROPERTY PLATTED:
ALL OF THAT CERTAIN PROPERTY CONVEYED TO LES M. MOMBERT IN THE BARGAIN AND SALE DEED
RECORDED AS INSTRUMENT NO. 2009-53069 IN DESCHUTES COUNTY OFFICIAL RECORDS, SAID
PROPERTY BEING A PORTION OF THE SOUTHEAST ONE -QUARTER OF THE SOUTHWEST ONE -QUARTER

POINT OF HOLLYGRAPE SUBDIVISION BEARS SOUTH 82°23'02" EAST 222.22 FEET; THENCE NORTH
08°33'49" WEST 399.64 FEET; THENCE NORTH 46°45'43" EAST 62.38 FEET; THENCE NORTH 29°44'04" EAST

DESCHUTES COUNTY. THIS EASEMENT HAS BEEN RELEASED BY PACIFICORP PER INSTRUMENT
NUMBER 2022-Z1454 , DESCHUTES COUNTY OFFICIAL RECORDS.
2. AN EASEMENT 10 FEET IN WIDTH FOR UNDERGROUND ELECTRIC DISTRIBUTION AND
COMMUNICATION LINES AND ALL NECESSARY ACCESSORIES AND APPURTENANCES THERETO WAS
GRANTED TO PACIFICORP PER INSTRUMENT NO. 2022-14488 OF DESCHUTES COUNTY OFFICIAL
RECORDS. THE EXACT LOCATION OF SAID EASEMENT IS NOT ASCERTAINABLE IN THE DOCUMENT
AND HAS NOT BEEN PLOTTED ON THIS PLAT MAP. HOWEVER, BY PERSONAL KNOWLEDGE AND
BELIEF OF THE REGISTERED LAND SURVEYOR PREPARING THIS SUBDIVISION PLAT, THIS EASEMENT
WAS GRANTED TO PROVIDE ELECTRIC POWER SERVICE TO LOT 5 OF PINE SPRINGS AND EXISTS
ENTIRELY WITHIN LOT 5.
