THE PURPOSE OF THIS SURVEY WAS TO ESTABLISH THE BOUNDARIES OF THE
LANDS DESCRIBED IN WARRANTY DEEDS 2018-35052 AND 98-13945, DESCHUTES
COUNTY RECORDS AND THEN REPLAT SAID LANDS. THE RECORD SURVEYS USED
DA ARE SHOWN IN THE LEGEND OF SHEET 2 OF THIS PARTITION.

NORTHWEST CORNER OF COMMON AREA "B" IS 5-FEET LONGER THAN THE
DISTANCE ALONG THE EAST LINE OF COMMON AREA "B". MEASURED IN THE FIELD,
THE DISTANCE ALONG THE EAST RIGHT-OF-WAY LINE OF NE COMMUNITY LANE
BETWEEN THE NORTHWEST CORNER OF LOT 5 TO THE SOUTHWEST CORNER OF
LOT 6 IS 45-FEET INSTEAD OF THE 50-FEET ON THE PLAT. THIS DIFFERENCE OF
5-FEET WORKS MATHEMATICALLY TO CORRECT THE IMBALANCE IN THE LENGTHS
WRITTEN ON THE PLAT OF HIGHER GROUND, PHASE III.
SECOND, THE DISTANCE IN THE EASEMENT LINE TABLE ON THE PLAT OF HIGHER
GROUND, PHASE III OF 58.10' ASCRIBED TO "EW (L2 ON THIS PARTITION PLAT)
APPEARS TO BE IN ERROR. I WORKED FOR BAXTER FOR A FEW YEARS AND KNOW
THAT THE LINE TABLE DATA WAS HAND ENTERED. I BELIEVE THAT THE DISTANCE IN
"E8" WAS COPIED FROM "E9" (L1 ON THIS PARTITION PLAT). BY ADJUSTING THE
LENGTH OF L2 FOR THIS PLAT, THE EASEMENT MORE CLOSELY CLOSES ON THE
TERMINAL LINE.
THE BASIS OF BEARINGS FOR THIS PARTITION WAS THE NORTH LINE OF
COMMON AREA "B" AS MEASURED BETWEEN FOUND MONUMENTS AT THE
SOUTHEAST CORNER OF LOT 10 AND THE SOUTHWEST CORNER OF LOT 9, HIGHER
GROUND PHASE III.

EAST RIGHT-OF-WAY LINE OF NE COMMUNITY LANE (PRIVATE) THROUGH A
BEARING -BEARING INTERSECTION BY PROJECTING THE LINE BETWEEN THE FOUND
MONUMENT AT THE NORTHWEST CORNER OF LOT 4 AND THE NORTHWEST CORNER
OF LOT 6 AND THE LINE BETWEEN THE SOUTHEAST CORNER OF LOT 10 AND THE
SOUTHWEST CORNER OF LOT 9.
I ESTABLISHED BOUNDARIES OF LOT 6 AND LOT 5 FROM FOUND MONUMENTS AND
RECORD PLAT INFORMATION FROM HIGHER GROUND, PHASE III.
