THE PURPOSE OF THIS PLAT IS TO PARTITION LOT 4 OF TIMBER FLATS, PHASES 2 AND 3 ACCORDING TO MY
CLIENT'S INSTRUCTIONS AND ACCORDING TO CITY OF REDMOND LAND USE FILE: 711-22-000056-PLNG (RMP).
THE SUBJECT PROPERTY IS LOCATED IN THE NORTHWEST ONE -QUARTER OF THE SOUTHEAST ONE -QUARTER OF
SECTION 20, TOWNSHIP 15 SOUTH, RANGE 13 EAST, WILLAMETTE MERIDIAN, CITY OF REDMOND, DESCHUTES
COUNTY, OREGON.
THE PERIMETER OF THE SUBJECT PROPERTY WAS ESTABLISHED BY HOLDING RECORD BEARINGS AND DISTANCES
BETWEEN FOUND MONUMENTS AT THE NORTHEAST, NORTHWEST, AND SOUTHWEST CORNERS OF SAID LOT 4. THE
SOUTHWEST CORNER OF SAID LOT 4 WAS FOUND BADLY BENT TO THE NORTH. I PULLED THE OLD DAMAGED
MONUMENT AND REPLACED WITH A SET MONUMENT PER THE LEGEND. THE SOUTHEAST CORNER WAS NOT
RECOVERED AND SET BACK AT RECORD BEARING AND DISTANCE FROM THE SOUTHWEST AND NORTHEAST
CORNERS.
THE BASIS OF BEARING IS NORTH 89033'02" EAST BETWEEN FOUND MONUMENTS, AS SHOWN ALONG THE NORTH
LINE OF THE SUBJECT PROPERTY PER SAID TIMBER FLATS, PHASES 2 AND 3.
