OF THE NE 1 /4 SE 1 /4 OF SAID SECTION 21, 639.84 FEET TO A 112 "
PIPE WITH CAP MARKED "POVEY & ASSOC. ", AND TO THE POINT OF
BEGINNING; THENCE S89'55' 16 "W ALONG SAID NORTH LINE, 251.14
FEET TO A 112" PIPE WITH CAP MARKED "POVEY & ASSOC.";
THENCE S00'05'33"W, 260.13 FEET TO A 112" PIPE WITH CAP
MARKED "POVEY & ASSOC." ON THE NORTH RIGHT-OF-WAY LINE OF
SW SALMON AVENUE, BEING 40 FEET FROM THE CENTERLINE OF SAID
ROADWAY; THENCE N89'56'43"E ALONG SAID NORTH RIGHT-OF-WAY
LINE, 251.14 FEET TO A 112" PIPE WITH CAP MARKED "POVEY &
ASSOC."; THENCE N00005'33"E, 260.23 FEET TO THE POINT OF
BEGINNING.
THE SAME CONTAINING 1.50 ACRES.
NARRATIVE
WE WERE COMMISSIONED BY THE CITY OF REDMOND TO SURVEY
AND DESCRIBE A 1.50 ACRE TRACT OF LAND TO BE LEASED TO
"NEIGHBOR IMPACT". THIS TRACT IS A PORTION OF THE LANDS OWNED
BY THE CITY OF REDMOND PER THE DEED RECORDED IN VOL. 306,
PG. 432, DESCHUTES COUNTY DEED RECORDS, AND LIES BETWEEN
THE NORTH LINE OF THE NE 1 /4 SE 1 /4 OF SECTION 21, AND THE
NORTH RIGHT-OF-WAY LINE OF SW SALMON AVENUE. IT ALSO LIES
DIRECTLY WEST OF A LAND LEASE WE DESCRIBED IN 1989 (REFERENCE
DESCRIPTION A).
IN THE SURVEY OF THIS LEASE WE HELD THE EAST 114 CORNER, AND
MONUMENTS SET IN REFERENCE SURVEY E FOR THE NORTH LINE OF
THE NE 1 /4 SE 1 /4 OF SECTION 21. MONUMENTS FOUND AND SET IN
REFERENCE SURVEY C WERE HELD FOR THE ALIGNMENT OF SW SALMON
AVENUE. RECORD DISTANCES FROM THE EAST LINE OF THE SE 1 /4 OF
SECTION 21, PER REFERENCE DESCRIPTION A, WERE HELD IN THE
PLACEMENT OF THE WEST LINE OF THE 1989 LAND LEASE. AN AREA
CUT-OFF OF 1.50 ACRES WAS CALCULATED IN THE PLACEMENT OF THE
WEST LINE OF THE "NEIGHBOR IMPACT" LEASE.
THE BEARINGS OF THIS SURVEY ARE BASED ON THE EAST LINE OF
THE NE1 /4 OF SECTION 21, AS PER OUR PREVIOUS LEASE SURVEY
(CS 16234).
