BASIS OF BEARINGS BASE BEARING DETERMINED FROM THE NORTHERLY BOUNDARY LINE OF LOTS 22 AND 23 IN BLOCK 41 OF SQUAW CREEK CANYON RECREATIONAL ESTATES (CS09871) AS RECORDED BY JEAN WM. HAWTHORNE ON 0512411967. NARRATIVE THE PURPOSE OF THIS SURVEY WAS TO ADJUST THE COMMON BOUNDARY BETWEEN LOTS 21 AND 22 IN BLOCK 41 OF SQUAW CREEK CANYON RECREATIONAL ESTATES. THE ADJUSTMENT WAS APPROVED BY DESCHUTES COUNTY PLANNING UNDER FILE NO. 247-22-000430-LL. RECORD SURVEYS INCLUDED SQUAW CREEK CANYON RECREATIONAL ESTATES (CS09871), CS09872 AND CS09874. RECORD DEEDS USED FOR THIS SURVEY WERE INSTRUMENT NO. 2015-10604 AND 2020-55397. RECORD MONUMENTS WERE FOUND AND HELD AT THE NW CORNER OF LOT 18, AT THE NE CORNER OF LOT 21, AT THE SE CORNER OF LOT 22, AT THE NE CORNER OF LOT 23 AND AT THE NORTHERLY RIGHT-OF-WAY POINT OF CURVE FOR MOUNTAIN VIEW ROAD AS SHOWN HEREON. CS09874 INDICATES SETTING A 5/8" IRON ROD AT THE SW CORNER OF LOT 21 HOWEVER A 1/2" IRON PIPE WAS FOUND IN THAT LOCATION. THE PIPE FIT WELL WITH RECORD DIMENSIONS SO IT WAS ALSO HELD AS THE LOT CORNER. THE POINT OF CURVE FOR THE SOUTHERLY RIGHT-OF-WAY LINE FOR MOUNTAIN VIEW ROAD WAS THEN CALCULATED AT RIGHT ANGLE TO THE TANGENT ALIGNMENT AND THE ENTIRE CURVE WAS CALCULATED WESTERLY AS SHOWN. THIS FIT WELL WITH RECORD DATA TO THE NORTHERLY RIGHT-OF-WAY P.C. AND ALSO THE NW CORNER OF LOT 18. THE NE CORNER OF LOT 22 WAS ESTABLISHED AT THE PROPORTIONATE POINT AS SHOWN. THE PLAT OF SQUAW CREEK CANYON RECREATIONAL ESTATES OMITTED SEVERAL DIMENSIONS FOR LOTS 20 AND 21. A CLOSURE FOR EACH LOT WAS FORCED TO FIT THE AVAILABLE RECORD DATA AND THOSE DIMENSIONS WERE USED TO BEST FIT THE FOUND MONUMENTS. THE PROPOSED BOUNDARY ADJUSTMENT LINE WAS THEN CALCULATED AND NEW MONUMENTS WERE SET ACCORDINGLY. OWNERSHIP OF BOTH LOTS IS COMMON SO ONLY RESULTING PARCEL DESCRIPTIONS WERE PREPARED.
