NARRATIVE
WE WERE COMMISSIONED BY KEITH AND ANN ERICKSON TO PARTITION THE PROPERTY DESCRIBED IN
STATUTORY WARRANTY DEED DOCUMENT NO. 2007-57470. IN THE SURVEY OF THIS PARTITION, THOSE
MONUMENTS FOUND WERE TIED WITH OUR GPS EQUIPMENT. ALL MONUMENTS FOUND WERE HELD AS
SHOWN AND AS DESCRIBED.
THE NORTH PROPERTY LINE WAS RESOLVED BY HOLDING THE NORTH 114 CORNER, THE CALCULATED
EAST 1116 CORNER, AND THE NORTHEAST CORNER OF SECTION 31. THE POSITION OF THE EAST 1116
WAS CALCULATED BY HOLDING THE ANGULAR RELATIONSHIP OF 179'5452" BETWEEN THOSE 3
MONUMENTS, AS SHOWN IN DETAIL A OF SHEET 2, PER THE RECORD OF SURVEY BY MCCOY, CS19063
(M). PER THIS SOLUTION THE RESULTING DISTANCES AGREE WITH THE SECTION LINE AS AS SHOWN IN
THE MCCOY =SURVEY, AS WELL AS THE MONUMENT LYING 30' EASTERLY ALONG THE NORTH LINE OF THE
NE114 NE114 SET PER (M). THE DISTANCE BETWEEN THE CALCULATED EAST 1116 AND THE
SOUTHEAST 1116 OF SECTION 30, WHICH WAS RESET PER THE PLAT OF PRAIRIE CROSSING EAST,
PHASE 1 (Q), ALSO AGREES WITH THE MCCOY SURVEY (M). MONUMENTS FOUND AND CHECKED ALONG
ON THE NORTH RIGHT-OF-WAY LINE OF ELKHORN AVE. ON THE BOUNDARY OF TRIPLE RIDGE, PHASE 3
(0), AS SHOWN ON DETAIL B OF SHEET 2, AGREES WITH THE RECORD 45' RIGHT-OF-WAY WIDTH PER
DEDICATION DEED DOCUMENT NO. 2016-09335, AND ALSO AGREES WITH THE CALCULATED POSITION OF
THE CENTERLINE. THE NORTH LINES OF THE NE114 NE114 AND THE NW114 NE114 WERE HELD AS
THE CENTERLINE OF ELKHORN AVENUE. THE SECTION OF ELKHORN AVE. BETWEEN 39TH STREET AND
43RD STREET WAS ESTABLISHED AS PART OF THE 1907 H.W. JONES ROAD (KING WAY) WITH AN
OVERALL STATUTORY WIDTH OF 60', SO THE RESOLVED CENTERLINE WAS OFFSET BY 30' SOUTHERLY FOR
THE SOUTH RIGHT-OF-WAY LINE TO THE WEST OF THE EAST RIGHT-OF-WAY OF 39TH STREET.
THE EAST RIGHT-OF-WAY LINE OF CANAL BLVD. WAS RESOLVED BY HOLDING THE 3/4" PIPE FOUND AT
THE NW CORNER OF PARCEL 1 OF MP-77-151 (E) AND THE 5/8" REBAR SET ON THE EAST
RIGHT-OF-WAY PER CS01422 (H). THE EAST RIGHT-OF-WAY WAS THEN EXTENDED TO INTERSECT THE
CALCULATED SOUTH RIGHT-OF-WAY LINE OF ELKHORN AVE. TO ESTABLISH THE CANAL BLVD. FRONTAGE
AND THE NORTHWEST BOUNDARY CORNER OF THIS PLAT.
AFTER RESEARCHING THE ALIGNMENT OF CANAL BLVD, MONUMENTS WERE FOUND TO THE NORTH AND
SOUTH OF ELKHORN AVE. WHICH, ONCE RESOLVED, DID NOT AGREE WITH ANY PREVIOUSLY CALCULATED
POSITIONS OF THE CENTERLINE. WHEN TRYING TO RE-ESTABLISH THE RIGHT-OF-WAY USING
MONUMENTS AND SURVEYS TO THE NORTH OF ELKHORN AVE, THE 1919 ALIGNMENT PER (T) DOES NOT
FIT TO THE MONUMENTS FOUND TO THE SOUTH. THE SAME IS TRUE WHEN HOLDING MONUMENTS TO
THE SOUTH AND COMPARING IT TO THE POSITION OF THE RIGHT-OF-WAY TO THE NORTH OF ELKHORN
AVENUE. HENSEN DISCUSSED THE ESTABLISHMENT INFORMATION OF CANAL BLVD IN (L), AND STATED
THAT HIS CENTERLINE RESOLUTION DID NOT FOLLOW THE AS -BUILT LOCATION, ALTHOUGH THE ROAD WAS
CONSTRUCTED WITHIN THE RIGHT-OF-WAY. MCCOY ALSO SHOWED A CENTERLINE RESOLUTION IN (M),
BUT SHOWED VERY LITTLE SURVEY INFORMATION TO THE SOUTH OF ELKHORN AVE MONUMENTS FOUND
ON THE EAST SIDE OF CANAL BLVD. TO THE SOUTH OF ELKHORN AVE. AGREE WITH EACH OTHER AND
THEIR SURROUNDING SURVEYS (E), (G), (H), AND (1). CANAL BLVD. TO THE SOUTH OF ELKHORN AVE.
WAS ESTABLISHED WITH A 60 FOOT STATUTORY RIGHT-OF-WAY WIDTH, BEING 30 FEET ON EACH SIDE
OF THE CENTERLINE BY J.O. HOOKER TO THE COUNTY OF DESCHUTES ON APRIL 12, 1920 IN VOLUME
28, PAGE 83 OF DESCHUTES COUNTY DEED RECORDS. ALL EXISTING FENCE LINES THAT ARE NOT
ADJACENT TO ADDITIONAL ROAD DEDICATIONS BEYOND THE 60 FOOT STATUTORY WIDTH OF CANAL BLVD.
FALL WITHIN f0.5 FEET OF THE RESOLVED EAST RIGHT-OF-WAY LINE AND LIE BETWEEN 29-35 FEET
OF THE AS -TRAVELED CENTERLINE AS VERIFIED BY SURVEY.
MONUMENTS FOUND AT THE NORTHWEST A.M5 NORTHEAST CORNERS OF PARCEL 1, AS WELL AS THE
SOUTHEAST CORNER OF PARCEL 3 OF MP-77-151 (E), WERE HELD TO RESOLVE THE WESTERLY
BOUNDARY LINES ABUTTING SAID PARTITION PLAT. THE NORTH -SOUTH FENCE LINE ALONG SAID
PARTITION PLAT FALLS WITHIN t0.5 FEET OF THE RESOLVED WEST BOUNDARY LINE THE FENCE
ADJACENT TO THE NORTH LINE OF PARCEL 1 OF SAID PARTITION PLAT DOES NOT FOLLOW THE
BOUNDARY LINE, AS SHOWN ON SHEET 2, BUT IT WAS ACKNOWLEDGED BY KEITH ERICKSON THAT THE
LOCATION OF THE FENCE IN THIS AREA IS KNOWN TO NOT FOLLOW THE PROPERTY LINE.
THE SOUTH BOUNDARY WAS RESOLVED BY HOLDING THE FOUND SOUTHEAST CORNER OF PARCEL 3 OF
MP-77-151 (E) AND THE 5/8" REBAR FOUND ON THE EAST SIDE OF THE CANAL PER CS01426 (J),
WHICH AGREES WITH RECORD DISTANCE RELATIONSHIPS ALONG SAID SOUTH BOUNDARY.

THE EAST LINE WAS HELD AS THE CENTERLINE OF THE PILOT BUTTE CANAL. THIS LINE WAS RESOLVED
BY A COMBINATION OF SURVEY MAPPING OF THE CANAL CENTERLINE AND BY HOLDING THE 1903-1905
SURVEY NOTES AS WELL AS THE 1908 MAP OF THE PILOT BUTTE CANAL PER (A). THE RECORD
ALIGNMENT WAS HELD AND ROTATED TO THE EXISTING CANAL CENTERLINE AS VERIFIED BY SURVEY, AND
HELD AT THE INTERSECTION WITH THE NORTH BOUNDARY AT THE RECORD DISTANCE OF 631.79 FEET TO
THE NORTHEAST SECTION CORNER ALONG THE NORTH LINE OF THE NE114 NE114 PER CS19063 (M).
BOUNDARY WITNESS MONUMENTS WERE SET FOR THE EAST LINE ALONG THE WEST SIDE OF THE PILOT
BUTTE CANAL AS SHOWN ON SHEET 3.
THE NEW PARCELS WERE ESTABLISHED WITH PROPER MONUMENTS SET AS SHOWN. ROAD DEDICATIONS
ALONG ELKHORN AVE. AND CANAL BLVD. WERE CALCULATED TO THE DESIRED ROAD WIDTHS ALONG THE
BOUNDARY FRONTAGE AS STATED IN THE COUNTY PLANNING DECISION PER FILE NO.
247-22-000681-MP.
THE BEARINGS FOR THIS SURVEY WERE BASED ON THE NORTH LINE OF THE NE114 OF SECTION 31
PER CS 17879 (L), WHICH BEARS S89'48' 13 "E.

KNOW ALL PEOPLE BY THESE PRESENTS, THAT KEITH L. AND ANN L. ERICKSON, CO -TRUSTEES OF THE
