WE WERE RETAINED BY GOLFSIDE INVESTMENTS, LLC TO PREPARE AND MONUMENT THIS PARTITION PLAT WHICH IS A
REPLAT OF LOTS 72,73 AND 74 OF THE PLAT OF GOLFSIDE PARK, P.U.D. AS APPROVED BY THE CITY OF BEND PER PROJECT
NUMBER PLMOD20210192, DATED AUGUST 9, 2021.
THE PLAT OF GOLFSIDE PARK, P.U.D. WAS PREPARED BY OUR OFFICE IN SEPTEMBER OF 2005 AND FILED WITH THE
DESCHUTES COUNTY SURVEYOR'S OFFICE AS CS16593(r1). MONUMENTS SHOWN PER SAID PLAT WERE FOUND AND HELD.
THE NORTH LINE OF LOTS 72,73 AND 74 WAS ESTABLISHED BY HOLDING THE FOUND CENTERLINE MONUMENTS AND
OFFSETTING SOUTH 30.00'. THE SOUTH LINE OF SAID LOTS WAS ESTABLISHED BY OFFSETTING THE NORTH LINE BY 80.00'.
THIS LINE FIT THE FOUND MONUMENTS SHOWN HEREON. THIS LINE WAS THEN PROPORTIONED FOR THE LOT CORNERS. THE
EAST LINE OF SAID LOT 74 AND THE WEST LINE OF SAID LOT 72 WERE ESTABLISHED BY HOLDING THE PROPORTIONED
DISTANCES ON THE SOUTH LINE AND THE REFERENCE MONUMENTS FOUND FOR THE NORTH LINE.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS DETERMINED BY GPS
OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN) AND ATRIMBLE CALIBRATION USING PUBLISHED
COORDINATES FOR CENTRAL OREGON COORDINATE SYSTEM CONTROL POINTS.
