SURVEYOR'S NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO SUBDIVIDE LOT 23, UPPER TERRACE, PHASE II, CITY OF BEND,
DESCHUTES COUNTY, OREGON, AS APPROVED IN CITY OF BEND FILE NUMBER PZ-18-0974.
CONTROL FOR THIS SURVEY IS BASED ON THE RECORDED SURVEYS REFERENCED ON THIS PLAT, AND
SURVEY MONUMENTS SHOWN HELD AND SET ON THIS SUBDIVISION PLAT. ORIGINAL MONUMENTS SET
ALONG THE LOT 23 FRONTAGE ON BLUFF DRIVE WITH THE UPPER TERRACE, PHASE II, SUBDIVISION
WERE HELD IN THEIR FOUND POSITIONS, AS WAS THE NORTHEAST CORNER OF LOT 23 AS RESET BY
SCOTT FRESHWATERS IN HIS 2014 BOUNDARY SURVEY OF LOT 24 TO THE NORTH. THE REMAINING
MONUMENT AT THE SOUTHEAST CORNER OF LOT 23 WAS FOUND LOOSE AND DISTURBED; THIS CORNER
WAS RESET USING RECORD PLAT DISTANCES MEASURED FROM THE NORTHEAST AND SOUTHWEST
CORNERS OF LOT 23.
THE BOUNDARIES OF THE PLAT THUS ESTABLISHED, THE PROPERTY WAS THEN SUBDIVIDED PER THE
TENTATIVE PLAN APPROVAL. MONUMENTS FOUND AND SET DURING THE COURSE OF THIS SURVEY ARE
SHOWN ON THIS SUBJOINED PLAT OF SURVEY. THE BASIS OF BEARINGS FOR THIS SURVEY IS ASSUMED,
WITH THE MEASURED BEARING BETWEEN THE MONUMENTS AT THE NORTHWEST AND NORTHEAST
CORNERS OF LOT 23 DERIVED FROM OUR PREVIOUS PLAT OF ATRIUM AT THE OLD MILL CONDOMINIUM
(CS19310). NO UNUSUAL CONDITIONS WERE ENCOUNTERED.
