NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO MONUMENT ADJUSTED LOTS 1 AND 2, JUNIPER RIDGE
EMPLOYMENT SUBDISTRICT PHASE 1, FOR A PROPERTY LINE ADJUSTMENT AS APPROVED
BY THE CITY OF BEND PER ADMINISTRATIVE REVIEW AND DECISION PROJECT NUMBERS
PLPLAM20210733 AND PLPLAM20210734.
A PORTION OF COOLEY ROAD WAS VACATED PER ORDINANCE VS-2425, RECORDED AT
INSTRUMENT NO. 2021-66608, O.R. THE VACATED PORTION OF COOLEY ROAD INURED TO
THE ADJACENT PARCEL OWNED BY THE BEND LAPINE SCHOOL DISTRICT SINCE THAT WAS
THE PARCEL IT COOLEY ROAD WAS ORIGINALLY DEDICATED FROM. THE PORTION OF ROAD
VACATED IN SAID ORDINANCE IS THE NORTH 57' OF COOLEY ROAD. THE SOUTH 23' OF
COOLEY ROAD WAS LEFT TO THE PUBLIC FOR PEDESTRIAN PATH PURPOSES. SUBSEQUENT
TO THE VACATION, LOTS 1 AND 2 ACQUIRED THE 57' VACATED PORTION BY PROPERTY LINE
ADJUSTMENT REFERENCED ABOVE.
THE NORTH LINE OF THE VACATED COOLEY ROAD WAS ESTABLISHED BY HOLDING
MONUMENTS FOUND AT THE SW CORNER OF TRACT C AND THE SOUTH LINES OF TRACT A,
LOT 1 AND LOT 2, JUNIPER RIDGE EMPLOYMENT SUBDISTRICT PHASE 1 (0). THE MONUMENT
FOUND AT THE SW CORNER OF SECTION 10 WAS NOT HELD DUE TO BEING DISTURBED,
CONSISTENT WITH WHAT WAS REPORTED ON CS17585. THE NORTH R/W LINE WAS THEN
OFFSET 57 FT TO THE SOUTH TO ESTABLISH THE SOUTH LINE OF THE VACATED PORTION
OF COOLEY ROAD PER ORDINANCE VS-2425.
THE WEST R/W LINE OF 18TH STREET WAS ESTABLISHED BY HOLDING THE FOUND
MONUMENT AT THE NORTHEAST CORNER OF QUAIL CROSSING, PHASE 2 (CS16851) AND A
BEST FIT OF MONUMENTS FOUND ALONG THE EAST R/W LINE OF 18TH STREET.
THE MONUMENTS FOUND ALONG THE REMAINING PORTIONS OF LOTS 1 AND 2 AND TRACT A
WERE FOUND TO FIT EXTREMELY WELL AND WERE HELD AS SHOWN TO ESTABLISH THE
BOUNDARIES OF LOTS 1 AND 2. TO ESTABLISH THE MOST WESTERLY SOUTHWEST CORNER
OF LOT 1, THE MONUMENTS ALONG THE CURVE ON COOLEY ROAD WERE HELD AND THE
CURVE WAS EXTENDED TO INTERSECT THE SOUTH LINE OF THE VACATED PORTION OF
COOLEY ROAD.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE
SYSTEM AS DETERMINED BY GPS OBSERVATIONS USING THE OREGON REAL-TIME GNSS
NETWORK (ORGN) AND A TRIMBLE CALIBRATION USING PUBLISHED COORDINATES FOR
CENTRAL OREGON COORDINATE SYSTEM CONTROL POINTS.
