HomeMy WebLinkAboutSurvey 21085SURVEY NARRATIVE WE WERE EMPLOYED BY BEND METROPOLITAN PARK AND RECREATION DISTRICT TO ADJUST THE BOUNDARIES OF LOT 6, BLOCK 14 AND LOTS 1, 2, AND 4, BLOCK 15, WOODRIVER VILLAGE BY PREPARING A SUBDIVISION PLAT RETRACING THE PROPERTY CONFIGURATIONS PROPOSED BY THE LOT LINE ADJUSTMENTS FILED WITH THE COUNTY SURVEYOR AS CS 12921 AND CS 13062 FOR WHICH PORTIONS OF WOODRIVER VILLAGE COMMON AREA WERE PROPOSED TO BE CONVEYED TO ADJACENT RESIDENTIAL PROPERTY OWNERS, ALTHOUGH FAILED TO RECORD DEEDS. THE BOUNDARY OF THIS PLAT INCLUDES SAID LOTS AND A PORTION OF THE COMMON AREA OF WOODRIVER VILLAGE. THE WESTERLY RIGHT OF WAY LINE OF ASHWOOD DRIVE WAS DETERMINED AS FOLLOWS: BEGINNING AT FOUND MONUMENT (Q) A CURVE WAS DRAWN THROUGH FOUND MONUMENT (0), HOLDING RECORD RADIUS PER (2), AND CONTINUING A RECORD DISTANCE OF 21.07 FEET PER [1]. FROM THE NORTHERLY END OF THIS CURVE, A LINE WAS DRAWN TO A POINT 40.00 FEET NORTHWESTERLY OF FOUND MONUMENT (N) TO HOLD RECORD RIGHT OF WAY WIDTH. A CURVE WAS THEN DRAWN HOLDING THE RECORD RADIUS PER [2] FROM THE END OF THIS LINE TO A THE SOUTHERLY END OF A LINE BEING 40.00 FEET WESTERLY, WHEN MEASURED AT RIGHT ANGLES TO, THE LINE BETWEEN FOUND MONUMENTS (L) AND (J), HOLDING RECORD RIGHT OF WAY. BETWEEN THE NORTHERLY END OF SAID LINE AND FOUND MONUMENT (1), A SCALED FIT OF THE RECORD CURVE AND LINE PER [2] WAS DETERMINED, HOLDING THE RECORD RADIUS. THE MISSING CORNERS ALONG THE RIGHT OF WAY OF THE BOUNDARIES BETWEEN LOTS WERE DETERMINED THROUGH PROPORTION. FOUND MONUMENT (P) AND (M) WERE NOT HELD AS THEY DID NOT AGREE WITH OTHER RECORD INFORMATION. THE WESTERLY BOUNDARY OF THE PLAT WAS DETERMINED BY HOLDING FOUND MONUMENTS (A), (C), (D), (E), (F), (G), AND (H). THE NORTHWEST CORNER OF LOT 2 WAS DETERMINED BY HOLDING RECORD DISTANCES FROM (E) AND (F) PER [4].
