- NARRATIVE
THE PURPOSE OF THIS SURVEY IS TO ADJUST A PORTION OF THE LINE COMMON TO THOSE PROPERTIES DESCRIBED IN
BARGAIN AND SALE DEED RECORDED APRIL 9, 2018 IN VOLUME 2018, PAGE 14246 AND STATUTORY BARGAIN AND SALE DEED
RECORDED MARCH 17, 2020 IN VOLUME 2020, PAGE 12091, DESCHUTES COUNTY OFFICIAL RECORDS AND IN ACCORDANCE WITH
CITY OF BEND ADMINISTRATIVE DECISION PLPLAM20230184.
THE LANDS OF SAID BARGAIN AND SALE DEED VOLUME 2018, PAGE 14246, ARE A CONGLOMERATION OF TWO TRACTS OF LAND
PREVIOUSLY DESCRIBED IN STATUTORY BARGAIN AND SALE DEED VOLUME 339, PAGE 2841; AND BARGAIN AND SALE DEED
VOLUME 2018, PAGE 10218.
THE BASIS OF BEARINGS FOR THIS SURVEY IS BASED ON THE CENTRAL OREGON COORDINATE SYSTEM (COCS), DETERMINED
BY RTK (REAL-TIME KINEMATIC) OBSERVATIONS UTILIZING THE OREGON REAL-TIME GEODETIC NETWORK (ORGN) BETWEEN
FOUND MONUMENTS ALONG THE NORTH LINE OF THE SOUTHWEST ONE -QUARTER OF SECTION 6, TOWNSHIP 18 SOUTH,
RANGE 12 EAST, WILLAMETTE MERIDIAN.
THE NORTH LINE OF SAID SOUTHWEST ONE -QUARTER WAS ESTABLISHED BY HOLDING THE FOUND MONUMENT AT THE WEST
ONE -QUARTER CORNER AND THE FOUND MONUMENT AT THE CENTER ONE -QUARTER CORNER AS SHOWN HEREON.
THE NORTH LINE OF SAID DEED VOLUME 2020, PAGE 12091 WAS PREVIOUSLY ADJUSTED IN STATUTORY BARGAIN AND SALE
DEED VOLUME 2014, PAGE 00910 (CITY OF BEND DECISION PZ 13-660) AND MONUMENTED IN R4. THE NORTH LINE OF WAS
ESTABLISHED BY HOLDING RECORD COURSES OF (R4) AND ROTATING TO THE NORTH LINE OF SAID SOUTHWEST ONE -QUARTER.
THE SOUTHWEST CORNER OF STATUTORY BARGAIN AND SALE DEED VOL. 339, PAGE 2841 AS CALLED FOR IN SAID BARGAIN AND
SALE DEED VOLUME 2018, PAGE 14246, WAS ESTABLISHED BY HOLDING THE FOUND CENTER ONE -QUARTER CORNER AND
RECORD (R1) DISTANCE OF 274.21' ALONG THE NORTH LINE OF SAID SOUTHWEST ONE -QUARTER.
ADJUSTED
THE WESTERLY LINE OF SAID DEED VOLUME 339, PAGE 2841 AS DESCRIBED IN SAID DEED VOLUME 2018, PAGE 14246, WAS PROPERTY LINE
ESTABLISHED BY HOLDING RECORD (R1) INFORMATION BETWEEN SAID SOUTHWEST CORNER AND THE MONUMENT FOUND AT
THE NORTHERLY TERMINUS OF CURVE "C4".
THE ADJUSTED PROPERTY LINES WERE PLACED AT THE DIRECTION OF THE OWNER GENERALLY FOLLOWING FUTURE CAMPUS
DEVELOPMENT. MONUMENTS WERE NOT SET ALONG THE ADJUSTED PROPERTY LINE PER ORS 92.060(8).
