THE PURPOSE OF THIS SURVEY IS TO REPLAT LOT 3, LOT 4, LOT 5 AND COMMON
AREA OF THE PLAT OF SUMMERSHADE, LOCATED IN THE CITY OF BEND,
DESCHUTES COUNTY, OREGON, AS REQUESTED BY OUR CLIENT, RICK PETERS,
AND AS APPROVED BY THE CITY OF BEND IN FILE NUMBER PLLD20230036. THE
INTENT IS TO ADJUST THE COMMON LINE BETWEEN LOT 4 AND LOT 5 OF
SUMMERSHADE, AND THEN TO PROJECT THIS ADJUSTED LINE AS WELL AS THE
COMMON LINE BETWEEN LOT 3 AND LOT 4 OF SUMMERSHADE TO THE
NORTHWESTERLY PLAT BOUNDARY, CONSOLIDATING THE PLATTED COMMON AREA
INTO THE REPLATTED PARCELS AS SHOWN ON THIS SUBJOINED MAP.
CONTROL FOR THIS SURVEY WAS BASED ON THE SURVEYS OF RECORD
REFERENCED ON THIS PLAT, AND THE SURVEY MONUMENTS SHOWN AS HELD AND
SET ON THIS MAP. ORIGINAL MONUMENTS ALONG AND WITHIN THE PLAT
BOUNDARY WERE RECOVERED AND HELD AS SHOWN. THE POINT OF CURVATURE
OF THE SUMMER SHADE DRIVE RIGHT-OF-WAY WAS NOT FOUND, AND WAS
REESTABLISHED BY HOLDING RECORD PLAT RADIUS AND PROPORTIONING THE
ADJOINING CURVE AND TANGENT LENGTHS ACCORDINGLY.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE OREGON COORDINATE
REFERENCE SYSTEM, BEND-REDMOND-PRINEVILLE ZONE, USING THE NAD83(2011)
EPOCH 2O10.00 REFERENCE FRAME, AS MEASURED ALONG THE NORTHWEST PLAT
BOUNDARY. NO UNUSUAL CONDITIONS WERE ENCOUNTERED.
