THE PURPOSE OF THIS SURVEY IS TO MONUMENT THE ADJUSTED BOUNDARY LINE BETWEEN TAX LOTS
191132DB00200 AND 191132DB00202 PER DESCHUTES COUNTY PROPERTY LINE ADJUSTMENT
247-23-000451-LL, APPROVED JUNE 23, 2023.
PRIOR TO THIS ADJUSTMENT, TAX LOT 200 WAS SHOWN AS PARCEL 3 AND TAX LOT 202 WAS SHOWN AS
PARCEL 2 ON LOT LINE ADJUSTMENT SURVEY FILED AS DESCHUTES COUNTY SURVEY NO. CS11818.
THE BOUNDARIES OF SAID TAX LOTS WERE RETRACED PER THE RECORD REFERENCES SHOWN
HEREIN AND ALL MONUMENTS FOUND WERE HELD AS SHOWN.
THE NORTH BOUNDARY OF TAX LOT 202 WAS ESTABLISHED BY THE 3 FOUND MONUMENTS ALONG
THAT BOUNDARY WHICH FIT EXTREMELY WELL. THE NORTHEAST AND NORTHWEST CORNERS OF TAX
LOT 202 WERE ESTABLISHED BY HOLDING THE NORTH BOUNDARY FOR LINE AND AN INTERSECTION
USING RECORD DISTANCES FROM THE NEAREST FOUND MONUMENTS.
THE EASTERLY BOUNDARY OF TAX LOTS 200 AND 202, BEING THE WESTERLY LINE OF ABBOT DRIVE,
WAS ESTABLISHED BY HOLDING THE FOUND MONUMENTS SHOWN AND USING RECORD DIMENSIONS
WHERE CORNERS WERE MISSING. AN EFFORT WAS MADE TO MAINTAIN RECORD GEOMETRY ALONG
THIS LINE, WHERE POSSIBLE, BUT THE FOUND MONUMENTS RESULT IN NON -TANGENT CURVES ALONG
A PORTION OF THIS LINE.
THE REMAINING BOUNDARIES WERE ESTABLISHED BY HOLDING THE MONUMENTS FOUND PER THIS
SURVEY. NEW MONUMENTS WERE SET AT THE CORNERS OF THE ADJUSTED PROPERTY LINE AS
SHOWN.
THE BASIS OF BEARINGS FOR THIS SURVEY IS THE CENTRAL OREGON COORDINATE SYSTEM AS
DETERMINED BY GPS OBSERVATIONS USING THE OREGON REAL-TIME GNSS NETWORK (ORGN) AND A
TRIMBLE CALIBRATION USING PUBLISHED COORDINATES FOR CENTRAL OREGON COORDINATE
SYSTEM CONTROL POINTS.
