NARRATIVE WE WERE COMMISSIONED BY MOISES AND SHEILA BECERRA TO PARTITION THE PROPERTY DESCRIBED IN STATUTORY WARRANTY DEED NO. 2015-007242, DESCHUTES COUNTY OFFICIAL RECORDS. IN THE SURVEY OF THIS PARTITION, THOSE MONUMENTS FOUND WERE TIED WITH OUR GPS EQUIPMENT. ALL MONUMENTS FOUND WERE HELD AS SHOWN AND AS DESCRIBED. NO MONUMENTS WERE FOUND ON BLOCK 56 WHICH WERE ABLE TO BE USED TO ESTABLISH THE BLOCK BOUNDARIES, SO A SEARCH WAS CONDUCTED FOR SEVERAL BLOCKS IN ALL DIRECTIONS TO DETERMINE THE CENTERLINES OF THE FRONTING ROADS IN ORDER TO RE-ESTABLISH THE BLOCK. THE CENTERLINE OF SW FOREST AVENUE ON THE NORTH SIDE OF THE BLOCK WAS DETERMINED BY HOLDING THE CENTERLINE MONUMENTS FOUND AT THE INTERSECTIONS WITH SW 7TH AND SW 8TH STREETS AND THE 30' OFFSET FROM THE FOUND AND HELD SOUTHWEST CORNER OF BLOCK 43 AS PER CS09108 (C). THE CENTERLINE OF SW 6TH STREET WAS DETERMINED BY HOLDING THE MONUMENTS FOUND AT THE CENTERLINE INTERSECTIONS AT SW EVERGREEN AVENUE AND SW DESCHUTES AVENUE, NEITHER OF WHICH HAVE A SURVEY RECORDED, AND THE 30' OFFSET FROM THE MONUMENT FOUND AT THE NORTHEAST CORNER OF BLOCK 66, RESET PER CS 17428 (E). THE CENTERLINE OF SW 5TH STREET WAS DETERMINED BY HOLDING THE MONUMENT FOUND AT THE CENTERLINE INTERSECTION OF SW 5TH STREET AND SW EVERGREEN AVENUE PER CS 18183 (H), AND THE 30' OFFSET FROM THE MONUMENT ON THE WEST RIGHT-OF-WAY LINE OF SW 5TH STREET LYING ON THE EAST LINE OF LOT 3, BLOCK 65 PER CS 17428 (E). THE CENTERLINE INTERSECTION OF SW 5TH STREET AND SW GLACIER AVENUE WAS CALCULATED BY PROPORTIONATE MEASUREMENT BETWEEN THE SW 5TH STREET HELD MONUMENTS USING RECORD FROM THE PLAT (A) AND CS 17428 (C). THE CENTERLINE OF SW GLACIER AVENUE WAS DETERMINED BY HOLDING A 30' OFFSET FROM THE HELD NORTHEAST CORNER OF BLOCK 66 AND BY HOLDING SAID CALCULATED INTERSECTION WITH SW 5TH STREET. BLOCK 56 CORNERS WERE CALCULATED AT THE INTERSECTIONS OF THE 30' OFFSETS FROM ALL SURROUNDING RESOLVED CENTERLINES. THE LOT LINES OF LOTS 7 AND 8 OF BLOCK 56 WERE CALCULATED BY PROPORTIONATE MEASUREMENT ALONG THE BLOCK BOUNDARIES TO RE-ESTABLISH THE SITE BOUNDARIES, WHICH AGREES CLOSELY WITH OCCUPATION ALONG THE NORTH LINE OF THE SUBJECT PROPERTY. THE NEW LOT LINE BETWEEN PARCELS 1 AND 2 WAS SET PARALLEL TO THE NORTH LINE OF PARCEL 1 AND AT A 10' SETBACK FROM THE NORTH WALL OF THE EXISTING BUILDING ON PARCEL 2. THE TRUE POSITIONS OF THE NE AND NW CORNERS OF PARCEL 1 FALL IN THE DECORATIVE FACADE AND AT THE CORNER OF AN EXISTING STRUCTURE, AND SO ARE REFERENCED BY 1.00' OFFSETS AS SHOWN ON THE SHEET 2 PARTITION DETAILS.
