THE PURPOSE OF THIS SURVEY WAS TO CREATE "GALVESTON AVE CONDOMINIUM", BEING
LOT 1, BLOCK 25, BONNE HOME ADDITION TO BEND, DESCHUTES COUNTY PLAT RECORDS.
THE BASIS OF BEARINGS IS THE CENTRAL OREGON COORDINATE SYSTEM (COCS) BASED ON
REAL-TIME KINEMATIC GPS MEASUREMENTS MADE USING THE OREGON DEPARTMENT OF
TRANSPORTATION'S OREGON REAL TIME GPS NETWORK (ORGN DESCHUTES 13
TRANSFORMATION). PROJECT COORDINATES WERE DERIVED FROM PUBLISHED VALUES FOR
ORGN STATION BNDM (REF ID 278).
1 HELD THE CS 05922 IRON PIPE, THE CS 05942 IRON ROD, AND THE CS 05943 IRON
PIPE WITH CAP TO ESTABLISH THE SOUTH RIGHT-OF-WAY LINE OF NW GALVESTON
AVENUE. A ROAD WIDTH OF 80 FEET WAS HELD PER "BONNE HOME ADDITION TO BEND" TO
ESTABLISH THE NW GALVESTON AVENUE CENTERLINE AND NORTH RIGHT-OF-WAY LINE.
HELD THE BLOCK 25 ALLEY AS 15 FEET WIDE AND PARALLEL WITH NW GALVESTON
AVENUE PER "BONNE HOME ADDITION TO BEND". I ALIGNED THE ALLEY THROUGH THE
FOUND IRON ROD NEAR THE SOUTHWEST CORNER OF LOT 1 AND THROUGH THE FOUND
IRON ROD AT THE NORTHWEST CORNER OF LOT 21.
THE WEST RIGHT-OF-WAY LINE OF NW 16TH STREET BEING ESTABLISHED PERPENDICULAR
TO NW GALVESTON AVENUE AND THROUGH THE CS 05942 IRON ROD AT THE NORTHEAST
CORNER OF LOT 1, BLOCK 25. THE FOUND NAIL PER CS 17791 AT THE NORTHEAST
CORNER LOT 22, BLOCK 22, AND THE CS 05922 MONUMENTS CONFIRM THIS
RIGHT-OF-WAY LOCATION. A ROAD WIDTH OF 60 FEET WAS HELD PER "BONNE HOME
ADDITION TO BEND" TO ESTABLISH THE NW 16TH STREET CENTERLINE AND EAST
RIGHT-OF-WAY LINE.
THE WEST LINE OF LOT 1, BLOCK 25, WAS HELD PARALLEL TO THE EAST LINE (WEST
RIGHT-OF-WAY OF NW 16TH STREET) AND THROUGH THE CS 05942 IRON ROD NEAR THE
NORTHWEST CORNER OF SAID LOT 1.
