HomeMy WebLinkAboutSurvey 21191MAPPATI\!F- THE PURPOSE OF THIS SURVEY WAS TO MONUMENT THE BOUNDARY OF THE PROPERTY DESCRIBED IN DOCUMENT NO.2020-13785, DESCHUTES COUNTY OFFICIAL RECORDS. THE SUBJECT PROPERTY CONSISTS OF A PORTION OF LOTS 17 AND 18, PLANERVILLE, LOCATED IN THE NORTHWEST ONE -QUARTER OF SECTION 21, TOWNSHIP 15 SOUTH, RANGE 13 EAST, WILLAMETTE MERIDIAN, CITY OF REDMOND, DESCHUTES COUNTY, OREGON. THE EASTERLY RIGHT OF WAY LINE OF US 97 WAS DETERMINED BY HOLDING THE FOUND 1 /2" IRON PIPE AT THE SOUTHWEST CORNER OF LOT 14, PLANERVILLE AS SHOWN IN CS15733 AND CS19168 AND THE FOUND 3/4" IRON PIPE AT THE NORTHWEST CORNER OF LOT 21, PLANERVILLE, AS SHOWN IN CS12623. THE FOUND MONUMENTS MEASURED LONGER THAN THE RECORD DISTANCE PER PLANERVILLE THEREFOR I USED PROPORTIONATE MEASUREMENTS TO CALCULATE THE POSITION OF THE NORTHWEST CORNER OF LOT 19, PLANERVILLE BETWEEN SAID MONUMENTS. THIS IS THE SAME PROCEDURE USED BY POVEY IN CS08949 IN HIS RETRACEMENT OF LOT 13, PLANERVILLE, WHICH WAS RELIED UPON IN CS19168. THEN FROM THE CALCULATED PROPORTIONATE POSITION OF THE NORTHWEST CORNER OF SAID LOT 19, 1 WENT 125.00' SOUTHERLY ALONG SAID RIGHT OF WAY LINE TO ESTABLISH THE NORTHWEST CORNER OF THE SUBJECT PROPERTY. THE NORTH LINE WAS ESTABLISHED BY HOLDING THE RECORD DEED ANGLE OF 900 AND EXTENDED TO INTERSECT THE WESTERLY RIGHT-OF-WAY LINE OF THE OREGON TRUNK RAILWAY AT WHICH POINT I SET A TYPICAL MONUMENT PER THE LEGEND. SAID WESTERLY RIGHT-OF-WAY LINE WAS DETERMINED BY HOLDING THE FOUND 5/8" IRON ROD AT THE SOUTHEAST CORNER OF LOT 14, PLANERVILLE, AS SHOWN IN CS19168 AND THE FOUND 3/4" IRON PIPE AT THE SOUTHEAST CORNER OF PARCEL 2, PARTITION PLAT 1996-29. THIS FITS WELL WITH THE PHYSICAL LOCATION OF THE RAIL ROAD TRACKS. THE EAST LINE OF THE SUBJECT PROPERTY WAS DETERMINED BY HOLDING SAID WESTERLY RIGHT-OF-WAY LINE OF THE OREGON TRUNK RAILWAY AS PREVIOUSLY DESCRIBED. THE SOUTH LINE OF THE SUBJECT PROPERTY WAS DETERMINED BY HOLDING A LINE 125.00 FEET SOUTHERLY OF AND PARALLEL WITH THE NORTH LINE PER SAID DEED DOCUMENT NO.2020-13785. 1 SET TYPICAL MONUMENT PER THE LEGEND AT EACH END OF SAID SOUTH LINE AT THE INTERSECTION WITH SAID RIGHT-OF-WAY LINES. THE WEST LINE OF THE SUBJECT PROPERTY WAS DETERMINED BY HOLDING A SAID EASTERLY RIGHT OF WAY LINE OF US 97 AS PREVIOUSLY DESCRIBED. THE BASIS OF BEARINGS OF THIS SURVEY IS N 25"14'09" E BETWEEN AFOREMENTIONED FOUND AND HELD MONUMENTS ON THE EASTERLY RIGHT-OF-WAY LINE OF US 97 BASED ON REAL TIME OBSERVATIONS FROM THE OREGON REAL TIME NETWORK (ORGN) BASED ON THE CENTRAL OREGON COORDINATE SYSTEM. BASED ON A TWO POINT CALIBRATION TO TIES MADE ON THE NORTHEAST AND SOUTHEAST CORNERS OF SAID SECTION 21 USING DESCHUTES COUNTY SURVEYOR DERIVED COORDINATES ON SAID MONUMENTS.
