THE PURPOSE OF THIS SURVEY IS TO PARTITION LOT 19, BLOCK 104, FIRST
ADDITION TO BEND PARK, CITY OF BEND, DESCHUTES COUNTY, OREGON, INTO
TWO SEPARATE PARCELS, AS REQUESTED BY THE OWNER, COSTA AZUL SUR, LLC,
AND AS APPROVED BY THE CITY OF BEND IN FILE NUMBER PLLD20220548.
CONTROL FOR THIS SURVEY WAS BASED ON THE SURVEYS OF RECORD
REFERENCED ON THIS PLAT, AND THE SURVEY MONUMENTS SHOWN AS HELD AND
SET ON THIS MAP. OUR FIRM PREVIOUSLY FULLY RESOLVED THIS PORTION OF
BLOCK 104 IN OUR 2017 RECORD OF SURVEY FOR LOT 20 TO THE NORTH, FILED AS
CS19484 WITH THE DESCHUTES COUNTY SURVEYOR. WE HAVE PERPETUATED
THAT BOUNDARY RESOLUTION WITH THIS PLAT, USING STANDARD PROPORTIONING
FROM OUR PREVIOUSLY RESOLVED SOUTHEAST CORNER OF BLOCK 104 AND THE
MIDPOINT OF THE SOUTH LINE OF BLOCK 104 IN ORDER TO DETERMINE THE SOUTH
CORNERS OF LOT 19. WE THEN SET NEW SURVEY MONUMENTS AT THE CORNERS
OF THE PLAT BOUNDARY WHERE NONE PREVIOUSLY EXISTED AND THE INTERIOR
CORNER MONUMENTS OF THE TWO PARCELS CREATED.
FENCES EXIST ALONG THE WEST PROPERTY LINE AND PORTIONS OF THE SOUTH
AND NORTH PROPERTY LINES, ALL WITHIN ONE FOOT OF THE PROPERTY
BOUNDARIES. NO UNUSUAL CONDITIONS WERE ENCOUNTERED.
